Who Said "Teams Don't Work" in Hendersonville, North Carolina Real Estate?

     In real estate sales, there are dependent business models.  There are independent business models.

     At Keller Williams Realty, we have an interdependent model.  The way our pay plan is structured makes the "team" concept make a lot of sense.

     The team concept is based on the realization that we all have different strengths and "challenges".  It is not unusual for a Realtor to have a very aggressive personality that is comfortable calling cold leads but maybe be less than stellar doing the paper follow up that is critical for success.

    Some Realtors like to list houses and dislike showing houses to finicky, indecisive buyers.  Another Realtor might love potential buyers and dislike sellers that can not acknowledge that their home is not in showcase condition.

     In recent years, the team concept has expanded in the real estate industry.  It seems to be working like a charm.

     The old dependent business model where all the real estate agents split their commissions with the company really does not work well to encourage an agent to be a team leader.  Financial incentive is critical to success.  The old dependent model makes it almost impossible for the team concept to flourish.

     As a new Realtor gets a few years experience, younger agents start to ask them for help and advice.  It becomes obvious that starting a team would be mutually beneficial to the younger agent and the experienced agent.  There is another character in the mix, the company.

     The old dependent business model company needs everyone, the young agent and the experienced agent,  to remain dependent on the company.  That is keep paying thirty per cent of their income to the company.

     This is usually the time that the experienced agent start looking for a better way, a different business model.  The often find Keller Williams Realty.  Then they lament their previous choice which made so much more sense when their income was half what it is now.  As the agent's income grows, the old 70 -30 split makes less and less sense.

     As that agent's income grows, their opportunities grow also at an interdependent company like Keller Williams Realty.

     That experienced agent can start a team'  She can profit from her mentoring efforts.  The inexperienced agent also profits because he has a "sergeant" leading him.  This is a win-win for the young agent and the experienced agent.

What To Do When the Real Estate Appraisal Comes in Low in Hendersonville, N.C.

      Mr. Seller's Realtor advises him to list his house for $275,000.  Mr. Seller insists on a $300,000 price.  After a long wait and several rejected offers, Mr. Seller finally gets a $295,000 offer.  He accepts it.

     He congratulates himself for hanging tough and getting the top price. Then the real estate appraiser from the bank shows up to appraise the house.  Mr. Seller points out to him that his rafters are made of 2x8 lumber.  Mr. Seller points out that the nails are extra heavy duty galvanized nails.  Mr. Seller points out several features that his house has that other "ordinary" houses do not have.

     A few days later the appraisal comes back at $269,000.  WHAT!   Is this appraiser crazy?   Mr. Seller showed him all the extras that his house has.  Didn't he see the electric garage door opener with the remote control?

      The first thing Mr. Seller needs to do is get mad.  He needs to call his Realtor and let him know how mad he is.  He needs to let his Realtor know that he knows that real estate appraiser is an idiot.  He needs to tell his Realtor that surely his house is worth $295,000.  The buyer is willing to pay that for it.

     Mr. Seller's first question is probably," Who picked that appraiser?" .  Unfortunately, the answer to that question will usually bring Mr. Seller no peace. Mr. Appraiser was chosen by the bank to protect the bank's interest.

     If Mr. Appraiser says  the house is worth $269,000, the bank is comfortable loaning Mr. Buyer $215,200 or 80% of the value of the house.  Mr. Buyer wants to borrow $236,000 or 80% of $295,000.  Mr. Buyer has scraped up every penny he can to get the $59,000 down payment  together.

     BUT Mr. Appraiser says that the house is only worth $269,000.  What does he know???   Mr. Seller believes that he knows more about property values in Hendersonville North Carolina  than Mr. Appraiser knows.  So what if Mr. Appraiser has been to appraisal school?  So what if Mr. Appraiser looks at more houses in a month than Mr. Seller has looked at in a lifetime?  So what if Mr. Appraiser has been appraising real estate  for 17 years?   So what if Mr. Appraiser has some fancy initials after his name?  So what if Mr. Appraiser is considered to be an expert real estate appraiser?  Who cares about all those credentials?

     After Mr. Seller gets over being mad, he can ask his Realtor for some advice. What can we do to save this transaction?

     We can ask the buyer to pay $295,000 for this house even though the expert real estate appraiser declares that it is only worth $269,000.

     There are two problems with this.  The first problem is that since the house is appraised for $269,000, the buyer has to have $79,800 for a down payment.  That is $295,000, the price, minus the $215,200 that the bank is willing to loan on this house that the bank knows is only worth $269,000.  The bank will loan 80% of the price or the appraisal whichever is lower.

     The other problem is that the buyer, not only has to come up with $20,000 more down payment.  The buyer has to sign a form that admits he is certified stupid.  The buyer has to sign a form acknowledging that he is aware that the house was appraised by an expect real estate appraiser for $269,000 but he is buying it for $295,000.  Who would do that?  Only a stupid person would do that. 

     If the seller and the Realtors are lucky, Mr. Buyer will do that IF HE IS ABLE.  He has to have the extra $20,000 to make this happen.  Mr. Buyer says, "I don't care what the experts say.  My wife loves this house and we are buying it."  Let's go to closing.  Sometimes it happens this way.

     More often, this deal dies.  Several months later Mr. Seller accepts a $269,000 offer from another buyer.  We go to closing.   Several months can be a long time if you are making payments on an empty house and paying taxes and HOA dues on an empty house and insuring an empty house and paying utility bills on an empty house. 

     If Mr. Seller's  Realtor advises Mr. Seller to lower the price  and if an expert appraiser that has already been paid advises Mr. Seller to lower the price and if several offerors (buyers) advise Mr. Seller to lower his price and his current buyer that obviously loves the  house but does not have an extra twenty grand advises Mr. Seller to lower the price, maaaaaaaaaaybe  Mr. Seller should start to believe what the entire market is telling him.  His house is not worth $300,000. 

     Price your house right.  It will sell.  Do not depend on "We might get lucky."  for the largest transaction of your life.  No matter how good your Realtor is, he is not good enough to sell your property for more than it is worth.

We Are Going To Wait Until The Market Gets Better In Hendersonville

     In the early twenty first century, mortgage fraud was rampant.  There was a lot of people with no job and no credit that were able to qualify for a real estate mortgage loan.  "How can this be?", you may ask yourself.  Believe me.  It was happening.  Why should you care today?

     Because this was happening, there were more buyers in the marketplace than should have been in the buyer's pool.  People that should not have been bidding for a house in the marketplace were bidding for a house in the marketplace.  Since many of these mortgage applicants had no intention of paying for the house that they were bidding on, they did not care how much they paid for it. 

     Picture yourself in that marketplace, bidding against a person that is committing mortgage fraud that has no intention of paying for the house.  If you can outbid him, you will end up paying too much for the property. 

     About 2005, the police started to quash much of this mortgage fraud.  Prices went down.  They will stay down for a long time.  If you bought a property during that time, you probably paid too much for it. 

     Many people that bought a $300,000 house for $400,000, have since defaulted on that mortgage.  The bank foreclosed.  The bank sold that house to someone else for $300,000 or less. 

     If you bought a house during that time, you had to pay too much.  Will those times be back soon?  Only if the crooks that were promulgating mortgage fraud get out of jail.  If you bought a property in the first five years of the 21st century, do not wait for that market to come back.  Do not wait for those prices to come back. 

     Sell your property for what it is worth today.  Remember this lesson.  Sell in a seller's market.  Buy in a buyer's market.  It is a seller's market in western North Carolina. Tenancy In Common, Real Estate Investor's Magic

     Many people believe that the material we teach in real estate  pre license courses is stuff that you really don't need to know except to pass the North Carolina real estate exam.  The truth is, no matter what your profession, the more you learn, the more you earn.

     Many years ago, when I had more energy than I had money, I wanted to buy investment houses and rental units.  At the time I was a very active real estate broker in Orlando, Florida.  I was constantly running into super bargain properties for sale.  It was impossible to take advantage of all the bargains that I ran across. 

     I would attend seminars about investing in real estate.  The guru at the front of the room would give us ideas.  I would come home from the real estate seminar and try to make the ideas work. 

     At one seminar that I attended, I learned about tenancy in common.  I went out and found a nice rental house that was for sale at a bargain price,$40,000.  It required an $8000 down payment. I did not have $8000. 

     I approached a friend, a person that knew me and trusted me, I asked him if he would like to buy this house with me fifty fifty.  He would put up the $8000 for his half.  I would agree to make the payments, manage the property, maintain it for my half.  His name was on the deed.  My name was on the deed.  We were tenants in common.  If you are soon taking your North Carolina real estate test, you need to understand this. 

     If, during our ownership, I should die, my half of this property would descend to my heirs.  If. during our ownership, my friend, Arnold should die, his half would descend to his heirs. If you owned a property jointly with a casual friend, isn't that the way you would want it to be?

      In North Carolina, we have another type of ownership called joint tenancy.  In a joint tenancy, if one party dies, that party's half would go to the other party.  With tenancy in common, your half would go to your heirs, not to your partner.

     What an opportunity this house was for me and for Arnold.  I had very little money.  I understood rentals.  I was honest.  I was ambitious.  Arnold knew that about me.

     Arnold had plenty of money.  He had a desire for a safe place to invest that money.  He did not have any inclination to work with working man type rental property.  He was not interested in collecting rent and maintaining rental houses.

     Arnold put up the down payment.  I made the payments.  After closing, I suspect that Arnold never saw that house again.  About five years later, we sold that house for a nice profit.  Arnold got his $8000 back and we split the rest of the proceeds fifty fifty.  That is the deal we had made five years earlier.  Any equity increase, we shared equally.  Equity increased due to the house appreciating and principal reduction of the mortgage.

     If you are young, ambitious, honest and energetic and you want to buy some rental property, find a friend that has money but does not relish the thought of dealing with rental house and  tenants.This will benefit both of you.  Don't take my word for it.  Try it.

     If your friend with money is reluctant to invest, find a better bargain.  One of the concerns that your friend may have is that you may not live up to your end of the agreement.  You make certain that that NEVER happens.  If your kids are hungry and crying, you make the payments on that tenancy in common house.  If you mess this up, you will never get a second chance.  If you make this work, you can do it again and again .  It is a great way to get started with rental houses or flipper houses.

Have You Considered A Real Estate Career in Hendersonville, North Carolina?

     Have you considered a new career?  Perhaps a better question would be; "Do you need to make more money?".

     If you continue on your current career path, will it lead you to your economic goals?  If the answer is yes, keep doing what you are doing unless you hate the work.  There are lots of people that do not like their work.  If that is you, consider a career change.

     When considering a career change, ease of entry into a new profession should be a consideration.  Selling real estate is a easy career to get started.  You don't need a college degree.  You don't need a friend in the business.  You don't need a million dollars start up money.

     Ease of entry is not the only consideration.  If you are considering a new career, can you reach your economic goals in your current career choice?  In real estate, the answer is a definite YES.  Many people enter the real estate business with very little money.  Because of the nature of the real state business, you can work as hard and as smart as you are willing to.  If you do work hard and smart, you personal income will go up considerably.

     Often the major benefits of a profession are what you learn.  If you sell real estate for a living, you learn what property is worth.  You also learn about trends and what is HOT or will be hot next year.

     Many real estate agents get rich by smart investing.  If a Realtor has enough income plus a few more dollars, she might buy that dilapidated four unit building at a bargain price.  She knows a couple of handyman types. She fixes it up.  She enjoys a nice income from that rent for many years to come.  She duplicates that process a few times.   She starts to think,"This selling real estate is a pretty cool gig.".

How is First Real Estate School Affiliated with Keller Williams Mountain Partners Realty?

     First, let me say that Keller Williams Mountain Partners at 404 S. Main Street ia a most pleasant place to work.

     Almost universally, real estate is sold on a commission basis.  There are very, very few real estate offices that compensate their sales force any way other than a portion of the real estate commission that the sales person generates for the company.  For example, if Ms. Salesperson sells a house that generates a $10,000 commission, that commission is usually split between the real estate company and Ms. Salesperson.

     How is it split?  At some real estate companies, it is split fifty fifty.  That $10,000 commission that Ms. Salesperson generated turns into $5000 for the salesperson and $5000 for the real estate company.  The company uses that money to pay the office rent, the secretary's salary, advertising, the utility bill, the sales trainer's salary, the office supplies, the janitor's salary and all those things that we call overhead.

     At Keller Williams Mountain Partners Realty, we pay 70% of the earned commission to the salesperson.  The company keeps 30%.  That means that that $5000 commission that Ms. Salesperson earned at the other real estate company  would be $7000 at Keller Williams Mountain Partners Realty.  Real estate salespeople are rarely employed as employees.  They are independent contractors.  What does that mean?  It means there is no "BOSS" standing next to the punch clock at 8:02 asking you why you are not "clocked in" at 8 o'clock.

     In real estate, your boss does not tell you what you have to do.  Your boss tells you what you should do if you want to make money.  You make money in real estate by getting results.

In Hendersonville, North Carolina Real Estate Is Still The Best Investment

     Safety of your principle is paramount in investing.  Do you get that with real estate in Hendersonville, North Carolina?  Yes , you do if you buy right.  Here is a good rule of thumb.  Buy in a buyer's market.  Sell in a seller's market.  How do you know which market we are in?  Ask any Realtor.  If he tells you that we are in a seller's market, ask him to call you when there is a buyer's market going on.  Let him know that if he runs across a super bargain, you would buy it.  Don't be vague and ambiguous.  Be direct.  Tell Mr. Realtor exactly what you would buy.  That is how you find bargains.

     Why does this system work?  It works because everyone is different.  If you are forty years old, and have a propensity for a little risk and don't mind being slightly aggravated by tenants, and if the reward is worthwhile, you need to know that everyone is not like that.  Some people have no propensity for risk.  Some people can not cope with tenants and contractors and all the things that go with owning rental property.  If you are the person that can take a risk and deal with tenants etc., you are special.  You are elite.  You are in a perfect position to profit with investment properties over a period of time.

     You know that you have to earn a proper return on your investment in real estate or any other investment. You can not invest $100,000 to earn a $2000 annual return.  you need to do a little better than that.  You have to get a return on your investment that makes your investment worthwhile.

     Also, real estate is not a passive investment.  You don't invest $100,000 in real estate.  Call your broker every quarter and ask him how it is going.  That is not the way it works.  There is rent to be collected.  There are repairs to be taken care of.  There is lots of activities when you own real estate.  It is still the best investment in town.  Real estate is an active investment. 

     Real estate appreciates in value.  This has been going on since 1492.  It is not going to stop in your lifetime.  To prove this to yourself, if it needs proving, watch this video that I made in April of 2012. https://www.youtube.com/watch?v=dKaIsTSTsEU   In this video that I made in April of 2012, I used an average house in Orlando, Florida with a price of $110,000.  That was the price of an average house in Orlando Florida in April of 2012.  Today, February of 2015, an average house in Orlando Florida is $180,000.  Do you suppose that average house in your city, Hendersonville, North Carolina, has appreciated since 2012 ?  An average house in Hendersonville today is $180,000.  What do you suppose an average house in Hendersonville, North Carolina will cost in 2025?  What about 2035 ?    Will you still be with us in 2035 ?  If you bought that average Hendersonville house today, rented it out for enough to make the payments and give you a decent return on your investment,  chances are it will appreciate in value over the next twenty years.  Chances are you will also be able to raise the rent over that twenty years span.  Ten years later, that average house will be paid for.  How old will you be in 2045 ?  If modern medicine continues to advance like it has for the last thirty years, that won't even seem old. If you bought one average house every year, you would own twenty rental houses.  Life is good.  Retirement is good.  The hard part is starting.

       Functional obsolescence is the name that real estate appraisers give to weird features in houses.  There is a principal of value called the law of conformity.  This law states that if all the houses in the neighborhood "conform" to an accepted standard, it enhances the value of that house and all the other houses in that neighborhood.  If a house has "off the beaten path features" it decreases the value of that house.  An eight by eight hot tub installed in a ten by ten bathroom would be an example of functional obsolescence. 

     When you buy that house with the indoor atrium in the middle of the living room, be aware that five years later you will be selling a house with an indoor atrium in the middle of the living room.  Your buyer might not think it is as cool as you thought it was when you bought it five years earlier.  Functional obsolescence decreases value. 

     Often, Functional obsolescence is created by age.  Consumer's desires and tastes change as the years go by.  A four bedroom, one bath house would not be unusual in 1940.  Today that house is functionally obsolete.  It would lose value because the average, ordinary consumer today would want at least two baths.  Often, when a handy buyer is looking at that functionally obsolete house with only one bath, he knows that he can spend $5000 and install another bath and enhance the value by $10,000. 

     When you buy that house with the bowling alley in the family room, know that one day you will be selling a house with a bowling alley in the family room.  Your buyer will buy in spite of the bowling alley not because of the bowling alley.  Functional obsolescence decreases value.
