The North Carolina Real Estate Exam Pass Fail Statistics for March 2017

     The North Carolina Real Estate Commission released the pass fail statistics for the North Carolina real estate exam today.  This is the best pass fail ratio we have had in twelve months.

     Seven hundred and seventy three real estate license applicants attempted the North Carolina real estate exam in March throughout the state.  Four hundred fifty five passed both the national portion of the exam and the North Carolina portion of the exam.  That is a sixty per cent pass rate.  Three hundred and eighteen of these test applicants will be paying $92 to take the North Carolina real estate exam again.  The worst pass rate we have experienced lately was in April of 2016.  Only 51% passed then.

Study aids to help you pass North Carolina Real Estate Exam

     This North Carolina real estate exam is no picnic.  There is a lot to learn and to remember.  If you are soon taking this difficult exam, study.  Study more than you think is necessary.

     There are lots of ways to study.  Some study methods are too obvious.  Read your textbook.  Read every word of it.  Answer the questions at the end of the chapters.  Grade yourself.  If you are not getting ninety per cent of these correct, you are not ready for the North Carolina real estate exam.  Answer these questions whether your instructor requires you to or not.

     Another simple and easy way to study is to watch my free real estate math videos on You Tube.  These videos teach you how to do any math that is on the North Carolina real estate exam.  The exam is 15% math. If you can not amortize a mortgage, you need to learn how before you show up at the test center.  If you can not compute excise tax, you better learn how before you go take the North Carolina real estate exam.  If you can not compute the seller's net at closing, you need to watch my videos.  https://www.youtube.com/watch?v=cuHYf3DYhIU&t=131s     This math is on the North Carolina real estate exam.  If you are hoping to pass without being able to do these computations, you better be studying the other stuff a lot.

     On July 1, 2017 , the price of failure is going from $92, which it is now, to $164.  I think the North Carolina Real Estate Commission raised that price to give applicants more motivation to study.  Watching my math videos is free.

     How do repeat test takers fare on the North Carolina real estate exam?  Two hundred twenty three repeat applicants attempted the North Carolina real estate exam for the second or third or fourth or fifth time in March of 2017.  Fifty seven of those repeaters passed.  That 26%.

     Study, study, study.  You could make flash cards.  You take a three by five card.  Write,"What clause in a mortgage allows a mortgagor to change the priority of the mortgage?"  on the front of the card.  Write, "subornation clause" on the back of the card.  Make about 400 of these cards.  Keep them with you all the time.  Go through them when you have a spare minute or two.  With modern technology, you can do this on your phone instead of a 3x5 card.

your class.  Grade yourself.  If you are not making an 85% on my practice test, keep studying.  Please do not underestimate the North Carolina real estate exam.  If you did not make at least a 85% on your class test, keep studying.

     Here is some good advice.  When you go to take the North Carolina real estate exam at the AMP test center, leave some paper or a recorder on the seat of the car.  If you return to your car with a failure notice, start writing down questions that were on your test.  Look up those answers.  Know that stuff when you come back and pay $164 to try again.  You will very likely see the same concepts next time.

     Study, study, study!   Study too much.  Study in the morning.  Study at night. At $164 per try,
passing the first time seems like a good idea.

North Carolina Real Estate Exam Pass Fail Statistics for February 2017

     The North Carolina Real Estate Commission.  released the pass fail statistics for the North Carolina real estate exam for February 2017 yesterday.  Three hundred and twenty real estate license applicants took the North Carolina real estate exam in February. One hundred seventy nine of those applicants passed.   One hundred forty one of those applicants will be paying $92 to take the exam again.  That is no fun.  The pass rate last month was 56%.  This North Carolina real estate exam is not easy.

     If you are soon taking the North Carolina real estate exam, overstudy.  Study in the morning.  Study all day.  Study at night.  If you make a grade less than 90% on your real estate school test, you are not ready for the North Carolina real estate exam.

North Carolina Real Estate Exam Pass Fail Results For January 2017

     The North Carolina Real Estate Commission released their test results yesterday.  Five hundred forty two real estate license applicants took the North Carolina real estate exam in January.  Two hundred eighty three of those applicants passed both the national and the North Carolina portion of the North Carolina comprehensive real estate exam. That is a 52% pass rate.  There are 100 questions on the national portion of the exam. There are 40 questions on the North Carolina portion.

     You would think that the real estate exam applicants that  failed the North Carolina real estate comprehensive exam the first time would do better when they pay to come back again.  This is not true.  Repeat test takers had a 22% pass rate in January of 2017.  This North Carolina real estate exam is no picnic.

     Pass the exam the first time.  Do not underestimate this exam.  The pass rate should warn you that it is tough.  Stay in touch with your classmates.

     Here is a tidbit of advice that I give to every test taker I know.  Almost all of them ignore this advice.  Leave a writing pad on the seat of your car.  If you leave the exam with a failure notice in your hand, before you crank up the car, start writing down the questions that you had on your test.  You will see those questions again.  Take your textbook and thumb through it.  Did you see questions about deeds?  Write that down.  Did you see questions about agency?  Write that down.  Did you see questions about the Sherman Clayton Anti Trust act?  Write that down.  You will see these concepts again.  Make notes in your book.

Pay Your Home Mortgage Off Faster

     Interest is the fee we pay when we borrow money.  Interest is always attached to time.  Two years' interest is more than one year's interest.  Thirty years' interest is more than twenty years' interest.

     You can borrow $200,000 to buy a new house.  At 4% , your thirty year pay back payment would be $954.83 per month.  In thirty years, you will pay $143,738 in interest.

Pay off your mortgage as fast as possible

     If you started from your first payment paying $1211.96 per month, you house would be paid for in twenty years.  You would pay $90,870 in interest over the twenty years.  What is the difference between $1211 and $ 954 ?  The difference is $257.  You can afford that.  You would save yourself    $ 52,800.

     Start making a payment that will pay off your mortgage faster.  You will be glad that you did when you make that last payment.

Class You Need Near Asheville To Get Your North Carolina Real Estate License

Put A Helmet On When You Ride A Motorcycle

     Yesterday in Cherokee county South Carolina, a motorcycle rider was killed in a collision with a truck.  This rider, riding at night, was not wearing a helmet.  Why?  Why?  Why?

     Why would anyone engage in any dangerous activity like riding a motorcycle with no helmet? Please leave a comment and enlighten me.

     We do not need a new law.  We need common sense.  Riding a motorcycle is certainly as dangerous as skydiving or playing hockey  or riding a human propelled bicycle.  These people are smart enough to wear a helmet when engaging in dangerous activities.

When you leave the driveway on a motorcycle, wear a helmet

     Motorcycle riders are safer when wearing a helmet.  This is not open to discussion.  This is not debatable.  This is not an opinion.  This is a fact.

     If you are going fifty miles per hour on a bike and car pulls out in front of you, you will not be thinking about how macho you look while the concrete is grinding your ear off.  You will be wishing that you were wearing a helmet.
