Ask Your Real Estate Instructor If You Have A Question

     On my practice test for the North Carolina real estate exam at www.ncreexam.com , I have some moderately difficult questions.  Frequently, participants will leave a comment and question my answer.  For instance, yesterday, I received a comment concerning a question.  The student's comment was, " Question 36 asks which is the best deed for the grantor?  You said the answer is quit claim deed.  Our real estate instructor told us that the best deed is is the general warranty deed.  Which is correct?  My North Carolina real estate exam is tomorrow.  Please reply promptly." 

     I did not reply promptly.  This comment was two days old before I replied.  I sent the student an email and explained that the question asked which deed is best for the GRANTOR, not the grantee.  A quit claim imposes no liability on the grantor.  Therefore a quit claim deed is best for the grantor.

     She replied, "Thanks for your reply.  I passed my North Carolina real estate test yesterday.  Your practice test was a big help.".  That was a happy ending.
If you can't reach your instructor, call a classmate

     The reason I am writing this article is to suggest that, as well as contacting me via comments, that student should have also contacted her real estate instructor and asked her for help.

     Most real estate instructors have time for a email or phone call.  You should have your instructor's contact information written in your real estate textbook.

     When you call your instructor, be certain that you have the question EXACTLY and the choices.  You have paid your tuition.  Ask for help.

     If you are reluctant to call your instructor, call a classmate.  Call that lady that raises her hand every time that the teacher asks a question.  If you do not have her contact info, please read my previous article, "http://rondclimer.blogspot.com/2017/12/what-about-those-trick-questions-on.html "

     If you are reluctant to call your classmate, get over it.  Calling strangers and casual acquaintances is an essential skill to success selling real estate.  Your classmate will welcome your call .   I am certain.

If I Fail The North Carolina Real Estate Exam, Is It My Instructor's Fault

     One of my pre license real estate students called me today to tell me that he had failed the state portion of the North Carolina real estate exam for the fourth time.  It costs $164 every time that you take that exam.

     I asked him, "What was the first thing you did  after leaving the exam site with a failure notice in your hand?".  " I don't remember.", he replied.  " What did I recommend that you do before you crank up your car if you leave the exam with a failure notice ?", I asked.  He told me," I can not remember you telling us anything to do.".

     Anyone that has sat in my real estate classroom for seventy five hours has been told what to do when you fail the North Carolina real estate exam. Anyone that can not remember this probably was not listening in class.  Do not sit in class and not listen.  You have taken time away from your family to attend class.  Listen and take notes.

     What does Ron climer want you to do when you fail the North Carolina real estate exam?  What does Ron Climer want you to do if you fail before you start your car in the parking lot of the test center?   Ron Climer wants you to leave a recorder or writing pad on the seat of the car before you go in the test center.  If you come out with a failure notice in your hand, start talking to that recorder or writing down every question that you saw that you did not know the answer to.

     Tell yourself what you did not know.  You don't have to remember the whole question.  Just write down," What is the Machinery Act?".  "When can we close without using a TRID closing statement?" , " What does T.R.I.D. stand for?"  "How many members of the N.C.R.E.C. must be real estate brokers?"   If you can not remember, at least, half of the questions that were on your real estate test ten minutes later, no wonder you are having problems.

     Have you read the "Comments"?   Have you read the "Comments"?  Have you read the "Comments"?  I hope you know what the "Comments" are.  In the ninth edition of Dearborn's textbook, "Modern Real Estate Practice in North Carolina"  the "Comments" are on page 614 through 637.  It is Appendix A.  It is practically an outline of the real estate exam.  If you want to know what is on the state portion of the test, read the "Comments".  Here is  a video to watch if you want more detail.  https://www.youtube.com/watch?v=EZFPZGo_DJ4 

     If you fail the North Carolina real estate exam, do not blame your instructor.  Do not blame the N.C.R.E.C.   Do not blame the AMP.  Even if it is your instructor's fault or the N,C.R.E.C. 's fault or AMP;s fault, who is effected most by your failure?   You are.  You are the one that has to pay $164 to take the test again. You are the one that has to keep studying.  You are the one that has to delay your career change until you solve this problem.

     Turn off the T.V.   Sell your Playstation.  Study like you want to make 100% on the exam.  Forget about barely passing.  Study like you want to make a 100% so you can see your picture on the front of the North Carolina Real Estate Commission's "Bulletin".

     If you want to pass, do what your instructor suggests.  Do most students do this?

     When computerized testing was new, I was teaching real estate classes in Florida.  I started telling my students that if they would bring a small box of chocolates to give to the test monitor and ask the monitor to give them the "easy" test , the monitor would give them the "easy" test.

     I am not sure if this is true in North Carolina.  I know this.  When someone calls me and tells me that they failed, my first question is," Did you take the chocolates?".  The answer is always no.  Spend three bucks and take the chocolates.

     If you can not amortize a mortgage, if you can not compute % of profit, if you can not compute square feet of a house with a bay window, if you can not compute a seller's proceeds at closing, if you can not compute how much a buyer brings to closing, if you can not determine value of a income producing property given appropriate capitalization rate and NOI , If you can not pro rate taxes and HOA fees, if you can not compute excise taxes, you need to watch my free You Tube videos that show you how to do the math that is on the North Carolina real estate exam.  You can't just hope that you won't get a question asking you to compute the interest rate when given the time and principal and interest paid of a loan.  It cost $164 to take the test again.  Here is a link to one of thirty videos that I posted  just to help you pass the first time.   https://www.youtube.com/watch?v=T3TtXSnMx9s 

     Between now and your exam date, if you get the urge to relax and watch TV, watch one of these thirty videos instead.  Invite a couple of your classmates over to watch with you.  Stay in touch with your classmates.

     Get your family's support.  Let them know that this is not easy.  One hundred and sixty four dollars is a lot of money at my house.  Do not underestimate the North Carolina real estate exam.  Please do not take any comfort in that barely  passing grade that you got at real estate school.

How to Choose The Best Real Estate School in North Carolina

     Is the location of a real estate school important?  It certainly is.  You need to consider how far you are willing to drive to real estate school.  How far is the real estate school from where you live?

     What about the instructor?  That would seem like the most important thing to me.  Is the instructor dull?   Is the instructor monotone?    Is the instructor condescending?  Does he know his stuff?  How can you know the answer to these questions?

What About Those "Trick" Questions on The North Carolina Real Estate Exam in Asheville?

     When I was in high school, getting my driver's license was the most important thing.  In those days in Orlando, the Highway Patrol did not give the driving test on the real highway.  They had a private course.

     Almost all of my peers and classmates failed the driving test the first time.  Here is why.

     Near the end of the test, the student came upon a strip of road with two traffic cones in the right lane.  The Highway Patrolman would instruct the applicant to pull into the left lane and parallel  park between the traffic cones.

     After the test applicant was successful, the patrolman would instruct the applicant to leave the "parking place"  and drive to the stop sign that was about three hundred feet away. Then turn left.

     The problem was when you pulled out of the traffic cones, you were in the wrong lane.  Almost everyone would drive to the stop sign in the left (wrong) lane.  Since that was a violation of the traffic law, the applicant automatically failed the exam.

     I passed my driving test the first time.  Why?  Because my friends that took the test before me told me about this "trick" question before I took the test.  What a novel idea!

The North Carolina State Only Exam for Out of State Real Estate Licensees

     If a real estate licensee from another state wants to get a North Carolina real estate license, the North Carolina Real Estate Commission has a special program for these people.  This out of state Realtor does not have to attend the seventy five hour real estate class at First Real Estate School in Hendersonville that most real estate license applicants are required to pass.

     These out of state real estate applicants do not have to take the 140 question exam that my students take.

     These out of state real estate licensees only have to pass a 40 question test testing their knowledge of North Carolina laws and customs.  Sounds simple.  It is simple.  The North Carolina Real Estate Commission tells you exactly what is on this forty question test on page 14 of their  booklet," Real Estate Licensing in North Carolina".  Here is a link if you want a free download.  www.ncrec.gov .

     The pass rate for this forty question exam is 22%.  That means if a hundred people took it, 22 passed and 78 will be paying $164 to take it again.  If you wonder if you can pass, try my practice exam at www.ncreexam.com .  Download the booklet from the North Carolina Real Estate Commission first.  Study page 14.

     The number one mistake that out of state licensees make is to believe that what they already know is going to help them.  It won't.  You need to know North Carolina stuff.

     When real estate students from North Carolina go take the exam, there are 140 questions.  One hundred are from the "general" section and forty are from the "North Carolina" section.  That real estate license applicant has to pass both sections.  Many students pass the "general" section and fail the "North Carolina" section.  There is a good way to waste $164.

     That applicant will be going back to PSI and paying $164 to take the "North Carolina"  section again.  That applicant needs to check out my practice exam at www.ncreexam.com

What To Do When You Fail The North Carolina Real Estate Exam in Asheville

     If you have recently failed the North Carolina real estate exam, you are in good company.  Forty six per cent of the real estate license applicants that took the North Carolina real estate exam last month failed. http://rondclimer.blogspot.com/2017/11/pass-fail-statistics-for-north-carolina.html

     Here is the part that I do not understand.  Why don't these applicants that fail the exam ask for help?  It costs $164 to take the exam for the second time.  There are 140 questions on  the North Carolina real estate exam in Asheville.  You have to answer 35 or more questions incorrectly in order to fail.  Do you suppose that, when you come back with your $164 re entry pass, you may see the same questions again? 
Read this if you might fail the North Carolina real estate exam

     That makes sense to me.  If that is true and it is true, may I suggest something that may help you pass the second time.  FYI it costs $164 the third time also.

     Before you leave your car in the parking lot of the exam site, put a legal pad or recorder on the seat of your car.  When you return with a failure notice in your hand, start writing down or recording questions that you saw but did not know the answer to.

     If you saw a question that said, "How many members are on the North Carolina Real Estate Commission?", you know that there are nine members so you do not need to write that down.  On the other hand, maybe you should write it down .  Check your notes and be certain that nine is the right answer. Also, you saw another question that said," How many members of the N.C.R.E.C. must be real estate brokers?".  You remember the question but you did not know the answer.  Do you want to go back to take the exam again at $164 per opportunity without knowing the answer to this question?  Would it make sense to write that question down?  Be certain that you know the answer when you go back.  That certainly makes sense to me.

     If I missed 35 questions on my exam, I believe that I would be able to remember most of the ones that I did not know.  Write them down before you leave the parking lot of the exam site.  Get the answers to those questions.  How can you get the answer?  I can think of several ways.  Call me.  I will tell you the answer.  Call your classmates.  I assume that you have the contact information of your classmates.  Call one of them and ask her, "How many members of the N.C.R.E.C. must be real estate brokers?".  "Why do you ask?"  your classmate replies.  "Oh. I was just curious."  you say.  You would not want to discuss the North Carolina real estate exam with someone that is taking it tomorrow.  Would you?

Some how, some way you need to get the answers to these questions.  Your next North Carolina real estate exam will be very similar to your last one.  Before you leave the parking lot of the real estate  test center, take your text book.  Thumb through the table of contents and remind yourself:
There was a question about joint tenancy   
Itt is hard to overstudy for the North Carolina real estate exam

There was a question about TRID
There was a question about CFPB
There was a question about dual agency
There was a question about adjusted basis
There was a question about matched pair analysis

Get the answers to these questions before you go back.

     Who seemed to be the smartest student in your class?  I would surely want to have that person's phone number.  I would call that person and ask him,"What do we call that metal stuff that wraps around the chimney?". ( If you know the answer to this one, please leave it in the comments. )

Pass Fail Statistics for The North Carolina Real Estate Exam in October 2017

     How difficult is the North Carolina Real Estate exam?   In October of 2017,  six hundred and three real estate license applicants attempted this difficult exam. Three hundred and twenty seven passed.  That is a fifty four per cent pass rate.  Two hundred and seventy four real estate license applicants will be paying $164 to the North Carolina Real Estate Commission to try again.

     How do these repeat test takers fare?  In October, forty one test takers took the national portion of the North Carolina real estate exam for the second or third or fourth time.  Twenty six of these applicants passed.  Two hundred forty three real estate license applicants took the North Carolina portion of the real estate exam for the second or third or fifth time at $164 per attempt.  That is a 59% pass rate.  This test is not easy.  This test is not inexpensive.

     If you are soon taking the North Carolina real estate exam, study like there is a $164 prize if you make 100% .  Study like you want to make a 100%.  Most people study like they want to make a 75%.  If you barely passed your real estate school exam, you had better study a lot more for the North Carolina real estate exam.

     What can you do??  Let's start with the easy stuff.  You can watch my free real estate math videos on You Tube.  https://www.youtube.com/watch?v=bMdJ-2iHepM&t=23s   Real estate math is 15% of the North Carolina real estate exam.  If you can not do the math, that is a pretty big handicap.  There is no math on the North Carolina real estate exam that I do not have posted on You Tube.  There is really no excuse for NOT knowing how to do any problem that you encounter.  Do not expect to pass the North Carolina real estate exam if you can not do the math.  Watching my free You Tube videos is, by far, the easiest way to learn the math.  Invite you classmates over.  Cook some popcorn.  Watch math videos.

     Another thing that anyone can do to be certain that you pass your North Carolina real estate exam the first time is read your textbook.  You may have passed your real estate school test without reading your textbook about agency and deeds and contracts and fair housing.  You are unlikely to pass the North Carolina real estate exam without reading the textbook.  Have you answered all the questions in the back of the chapters?  If not, I suggest that you do before paying $164 to take the North Carolina real estate exam.

     Did you buy the book," Guide to Passing the AMP Real Estate Exam" ?  It is published by Dearborn, the same people that publishes your textbook.  Will it help?  It has almost a thousand questions written in the same format that the North Carolina real estate exam questions are written in. Yes, it will help.  You can buy it from your instructor or you can find it it on my website at www.firstrealestateschool.com   If you did nothing but read the glossary of this book, it would help you pass the North Carolina real estate exam.  

     What else can you do to insure that you will pass the North Carolina real estate exam the first time?  Take my one hundred  question practice exam at www.ncreexam.com  .  This is, not only, a practice exam.  It has a video explanation of why the answers are the answers.  Check this out.  If you do not pass my practice exam, you will likely not pass the real thing. 

     Study.  Study.  Study.  Many people fail the North Carolina real estate exam by a  point or two.  Those people pay $164 to take the test again.  An equal amount of people probably pass by a point or two.  Those people are issued a real estate license and start a new career.  In which group do you want to be? 

    OH, I almost forgot.  In October, ninety three Realtors from other states attempted to get a North Carolina real estate license by taking a forty question North Carolina only test.  Thirty four of these applicants passed.  That is a 37% pass rate.  Almost all of these test takers mistakenly believed that what they knew from their home state would help them pass this exam.  If you want to know what is on this test, take my practice test at www.ncreexam.com for North Carolina only.

Post License Real Estate Class Near Asheville , North Carolina

First Real Estate School is probably the most fun place to take a required by the North Carolina Real Estate Commission class post license class.  Every provisional real estate broker that gets a North Carolina real estate license is required to take one post license real estate class before the anniversary of getting their North Carolina real estate license.

The state of North Carolina requires all new real estate brokers to take three post license courses.  When a provisional real estate broker has taken all three of the required courses, they become a full fledged real estate broker.  Until that time, a provisional broker is required to work under the supervision of a Broker in Charge.

Pass Fail Results for The North Carolina Real Estate Exam for May 2017

     Getting a North Carolina real estate license is not easy.  In May of 2017 Six hundred and fifty six real estate license applicants attempted the North Carolina real estate exam.  Three hundred and ninety four of those applicants passed.  That is a 60% pass ratio.  Forty per cent of the people that took the North Carolina real estate exam in May will be paying $94 to take it again.  July first, that fee is going to $164.  The test is tough and it is expensive to fail.  Please pass the first time.

     How can you know if you are ready to pass the North Carolina real estate license exam?  You can take my practice test at www.ncreexam.com .   I have posted this practice real estate exam online to help you know if you are ready and to help you understand the things that you have not studied enough.    Go take the exam.  Allow yourself a couple of hours to take the exam.  When you are finished, watch the video of me explaining the answers to you.

     One of the weaknesses of practice exams is that you take the exam.  Then, you take the answer key and grade yourself.  Often, you don't learn as much as you could because you don't really understand the answer.  For instance, I have a free real estate exam right here on this blog.  I received an email a couple of weeks ago from an exam candidate that took that exam.  She had a question about question 16 which said:

                                                 In a deed of trust, the borrower is the
                                                 A.  mortgagee
                                                 B.  grantor
                                                 C. payee
                                                 D.  creditor

     She sent me an email and suggested that maaaaaaaaybe  I had left out the right answer.  The right answer, of course, is B.   This student had a real estate license in a state where they use mortgages.  In North Carolina, we use deeds of trust.  The guy borrowing the money is the grantor.

     The pass rate in May 2017 for out of state licensees taking only the forty question North Carolina section of the test was 31%.   Seven hundred seventy seven applicants took it.  Two hundred thirty nine passed it.  $$$$$$$$$$$$$$$$$$$$.  This is caused by out of state applicants mistakenly believing that what they know from their home state will help them pass the North Carolina real estate exam.

The North Carolina Real Estate Exam Pass Fail Statistics for March 2017

     The North Carolina Real Estate Commission released the pass fail statistics for the North Carolina real estate exam today.  This is the best pass fail ratio we have had in twelve months.

     Seven hundred and seventy three real estate license applicants attempted the North Carolina real estate exam in March throughout the state.  Four hundred fifty five passed both the national portion of the exam and the North Carolina portion of the exam.  That is a sixty per cent pass rate.  Three hundred and eighteen of these test applicants will be paying $92 to take the North Carolina real estate exam again.  The worst pass rate we have experienced lately was in April of 2016.  Only 51% passed then.

     This North Carolina real estate exam is no picnic.  There is a lot to learn and to remember.  If you are soon taking this difficult exam, study.  Study more than you think is necessary.

     There are lots of ways to study.  Some study methods are too obvious.  Read your textbook.  Read every word of it.  Answer the questions at the end of the chapters.  Grade yourself.  If you are not getting ninety per cent of these correct, you are not ready for the North Carolina real estate exam.  Answer these questions whether your instructor requires you to or not.

     Another simple and easy way to study is to watch my free real estate math videos on You Tube.  These videos teach you how to do any math that is on the North Carolina real estate exam.  The exam is 15% math. If you can not amortize a mortgage, you need to learn how before you show up at the test center.  If you can not compute excise tax, you better learn how before you go take the North Carolina real estate exam.  If you can not compute the seller's net at closing, you need to watch my videos.  https://www.youtube.com/watch?v=cuHYf3DYhIU&t=131s     This math is on the North Carolina real estate exam.  If you are hoping to pass without being able to do these computations, you better be studying the other stuff a lot.

     On July 1, 2017 , the price of failure is going from $92, which it is now, to $164.  I think the North Carolina Real Estate Commission raised that price to give applicants more motivation to study.  Watching my math videos is free.

     How do repeat test takers fare on the North Carolina real estate exam?  Two hundred twenty three repeat applicants attempted the North Carolina real estate exam for the second or third or fourth or fifth time in March of 2017.  Fifty seven of those repeaters passed.  That 26%.

     Study, study, study.  You could make flash cards.  You take a three by five card.  Write,"What clause in a mortgage allows a mortgagor to change the priority of the mortgage?"  on the front of the card.  Write, "subornation clause" on the back of the card.  Make about 400 of these cards.  Keep them with you all the time.  Go through them when you have a spare minute or two.  With modern technology, you can do this on your phone instead of a 3x5 card.

your class.  Grade yourself.  If you are not making an 85% on my practice test, keep studying.  Please do not underestimate the North Carolina real estate exam.  If you did not make at least a 85% on your class test, keep studying.

     Here is some good advice.  When you go to take the North Carolina real estate exam at the AMP test center, leave some paper or a recorder on the seat of the car.  If you return to your car with a failure notice, start writing down questions that were on your test.  Look up those answers.  Know that stuff when you come back and pay $164 to try again.  You will very likely see the same concepts next time.

     Study, study, study!   Study too much.  Study in the morning.  Study at night. At $164 per try,
passing the first time seems like a good idea.

North Carolina Real Estate Exam Pass Fail Statistics for February 2017

     The North Carolina Real Estate Commission.  released the pass fail statistics for the North Carolina real estate exam for February 2017 yesterday.  Three hundred and twenty real estate license applicants took the North Carolina real estate exam in February. One hundred seventy nine of those applicants passed.   One hundred forty one of those applicants will be paying $92 to take the exam again.  That is no fun.  The pass rate last month was 56%.  This North Carolina real estate exam is not easy.

     If you are soon taking the North Carolina real estate exam, overstudy.  Study in the morning.  Study all day.  Study at night.  If you make a grade less than 90% on your real estate school test, you are not ready for the North Carolina real estate exam.

North Carolina Real Estate Exam Pass Fail Results For January 2017

     The North Carolina Real Estate Commission released their test results yesterday.  Five hundred forty two real estate license applicants took the North Carolina real estate exam in January.  Two hundred eighty three of those applicants passed both the national and the North Carolina portion of the North Carolina comprehensive real estate exam. That is a 52% pass rate.  There are 100 questions on the national portion of the exam. There are 40 questions on the North Carolina portion.

     You would think that the real estate exam applicants that  failed the North Carolina real estate comprehensive exam the first time would do better when they pay to come back again.  This is not true.  Repeat test takers had a 22% pass rate in January of 2017.  This North Carolina real estate exam is no picnic.

     Pass the exam the first time.  Do not underestimate this exam.  The pass rate should warn you that it is tough.  Stay in touch with your classmates.

     Here is a tidbit of advice that I give to every test taker I know.  Almost all of them ignore this advice.  Leave a writing pad on the seat of your car.  If you leave the exam with a failure notice in your hand, before you crank up the car, start writing down the questions that you had on your test.  You will see those questions again.  Take your textbook and thumb through it.  Did you see questions about deeds?  Write that down.  Did you see questions about agency?  Write that down.  Did you see questions about the Sherman Clayton Anti Trust act?  Write that down.  You will see these concepts again.  Make notes in your book.

     Most real estate students do not take advantage of this wonderful asset.  In most real estate classes, the majority of the students are serious about passing the course and passing the North Carolina real estate exam the first time.

      Take advantage  of the wonderful assets known as your classmates, your fellow students.  Get their email addresses and phone numbers. Band together.  Stay in touch.  Communicate with your peers.

My Process To Get My North Carolina Real Estate Instructor's License

     Today's date is September 26, 2016.  My North Carolina real estate instructor's license will expire on December 31, 2016. 

     In North Carolina, when you get your initial real estate instructor license, it expires in six months.  A new real estate instructor is required by rule number 58C -.0604 to submit an hour long video to the staff of the North Carolina Real Estate Commission for evaluation.  The staff evaluates that unedited video to be certain that the new instructor complies with the criteria described in rule 58C-.0604 which are:

1.  The ability to communicate through speech, including the ability to speak clearly at an appropriate rate of speed and with appropriate voice inflection, grammar, and vocabulary in a manner that enhances learning.

2.  The ability to present an effective visual image to a class, including appropriate appearance and physical mannerisms. 

3.  The ability to present instruction in an accurate, logical, orderly, and understandable manner that enhances learning, to utilize illustrative examples as appropriate, and to respond to questions from students.

4.  The ability to utilize varied instructional techniques in addition to lecture, such as class discussion,  role playing, or other techniques in a manner that enhances learning. 

5.  The ability to utilize instructional aids, such as an overhead projector.  in a manner that enhances learning. 

6.  The ability to maintain an appropriate learning environment and effective control of a class.

7.  The ability to interact with adult students in a manner that encourages students to learn, that demonstrates an understanding of student backgrounds , that avoids offending the sensibilities of students, and that avoids personal criticism of any other person, agency or organization. 

     I received my initial real estate instructor license  on May 1, 2016.  I submitted my first video to the staff at the North Carolina Real Estate Commission's staff on May 23.  On July 12th, I received an unsatisfactory evaluation from the staff at the North Carolina Real Estate Commission.  They said I was inarticulate.  They said I had poor grammar.  They said I had offended one of my lady students when I used her earrings as an example of an appurtenant.  I have used that example for over thirty years.  The staff of the North Carolina Real Estate Commission said that I did not turn the power point slides on and off at the appropriate time. They said I distracted the students by putting my
glasses on when reading and taking them off after.  They said  I should have put them down on the table and not keep them in my hand.

     On July 14, 2016, I turned in a second video to the staff of the North Carolina Real Estate Commission. .  On August 12th, I received another "unsatisfactory" evaluation from the staff of the North Carolina Real Estate Commission.  This evaluation tells me that I am not worthy of a North Carolina real estate instructor license because I did not move around the classroom enough as I taught.  They said I dropped the g in words like learin and teachin.  They told me in this evaluation that, with practice, I could develop confidence.  They said, in my unsatisfactory evaluation, that I should explain to students what the law used to be before 2012.  WHY?  Why should I confuse my students telling them what the law was four years ago?  The staff of the North Carolina Real Estate Commission told me that my visual and kinesthetic learners are not being served well by my current teaching style.  Seventy five per cent of my first class passed the North Carolina real estate exam within ten days of leaving my class.  Maybe I am doing something right.  I have more positive Google reviews on my website than any real estate school in North Carolina.  www.firstrealestateschool.com  Maybe I am doing something right.

     The staff of the North Carolina Real Estate Commission has received over two hundred emails telling them that I am an extra ordinary instructor .  That occurred because on August 12th, I posted on my Facebook page that I had been rejected by the staff.  I posted Bruce Moyer's email address (bruce@ncrec.gov ) .  Bruce received so many emails from my old students that he sent me an email and asked me to make it stop.  Some of these students were my student fifteen years ago.  They thought enough of me to take the time to send an email to Bruce. I am humbled and I really appreciate their efforts.

     Has this flood of unsolicited endorsements  have  any effect on my results?   That happened on August 12th.  It has made no difference to the staff at the North Carolina Real Estate Commission.  Bruce informed me that it doesn't matter what the students think.  It matters what the staff of the NCREC thinks.  On September 15, I received an email from Bruce informing me that the third video was unsatisfactory.

     On September, 10, 2016 I recorded a fourth video.  I hired an expert to train me to teach the class to please the staff of the North Carolina Real Estate Commission's staff.  I strived to teach exactly  exactly the way the North Carolina Real Estate Commission described it in their brochure," Most Common Problems with Instructor Video Recordings". 

     I used various teaching techniques other than lecture method.  I taught the students how to do the Amortization Shuffle, a dance to help them to remember to Multiply, Divide, Subtract, Subtract.  I have been doing that in my real estate classes since 1999. 

     I walked up and down the aisle .  In the opinion of the staff of the North Carolina Real Estate Commission, moving about the classroom is a more effective teaching style  than staying in front of the classroom. I put color pictures in my power point slides. 

     In previous unsatisfactory video evaluations, I was admonished by the staff of the NCREC for not showing relevance for some of the subject matter.  In video four, I gave the students stories and explanations about why they need to know how to amortize a mortgage one payment at a time  and compute yield of mortgages when discount points are paid.  I realize how critical this relevance is to adult learners.

     Bruce did have some good news for me in my third rejection email.  He told me that he was extending my temporary instructor's license until December 31, 2016.  That enables me to teach one more night class .  Bruce told me that he is confident that I can meet the minimum requirements for a North Carolina real estate instructor's license with effort and practice.  I am too. 

     In my opinion and in the opinion of the eleven students in class and my expert's opinion, this fourth video would be satisfactory to anyone that is assessing the quality of a teacher.  I wonder how long it will take the staff of the North Carolina Real Estate Commission to evaluate it and respond to me. 

     That fourth video has been submitted to the North Carolina Real Estate Commission's staff.  I can hardly express how it feels to learn that after thirty years of teaching pre license real estate classes to thousands of students in Florida that I have been teaching so poorly that I am not worthy to hold a North Carolina real estate instructor's license. 

     I have believed for thirty years that I was not only a adequate instructor but an extraordinary instructor.  I believed all those letters that students have sent to me.  I believed all those Google reviews that students left on my website.  I believed that when students sent their friends and relatives to my classes, it was because I was doing a excellent job teaching .

     After thirty years of teaching pre license classes in Florida, the staff of the NCREC has made it abundantly clear to me that I am not worthy to hold a instructor license in North Carolina.  Apparently I have been in need of lesson in humility.  My application process to the NCREC for an instructor license is about as humbling as I can stand.  It is humbling.  It is humiliating.

     Ten minutes ago, I was sitting outside my classroom during lunch.  A stranger walked up and introduced herself and told me that her friend would be in my next class.  She told me that she was so happy that I had opened First Real Estate School in Hendersonville.  She told me that she had not attended my class but she has heard great things about me from another friend that had been in my previous class.  There was a time when a conversation such as that would have caused my head to swell a little bit. www.firstrealestateschool.com  

     When I recall that an hour long video from her friend's class has been rejected by the staff of the NCREC, I wonder why the student's perception is so different.  The student recommends her friend and tells her friend that I am great. The staff of the NCREC rejects me as inadequate to hold a license. It is humbling.  It is confusing.  It is humiliating. 

     I have a persistent personality. I will persist until I succeed.  I do not understand why the staff of the North Carolina Real Estate Commission would want to make this process so difficult. 

     On September 22, at the suggestion of Bruce Moyer in my third rejection email, I have enrolled in a one day workshop put on by the North Carolina Real Estate Commission's staff in Raleigh.  The tuition is $85.  The driving time is four hours from Tryon, where I live, to Raleigh.  The hotel room is $125.  I am looking forward to attending this seminar where the staff will show me exactly how they want classes taught.

     I have already scheduled my last night class for 2016.  I have scheduled my last day class for 2016.  Just as I finished scheduling these classes, my phone rang.  It was one of my students from five years ago in Florida.  She had moved to Charlotte.  She had enrolled in a local real estate class in Charlotte.  She had failed that class.  She asked me if I had a week end class in Hendersonville that she could attend.  She thanked me profusely for being an excellent instructor five years ago.  She had attended my seven days in a row class in Orlando.  She left my class and went and passed the Florida real estate exam .  Yes, I am talking about the Florida real estate exam that has a 57% pass rate.  http://ronclimer.blogspot.com/2013/06/the-florida-real-estate-exam-pass-fail.html   She also thanked me for my North Carolina real estate math videos.  She told me that they were a big help. Many of my math videos have been viewed by over 40,000 students that are working on passing the real estate exam.  https://www.youtube.com/watch?v=SO8Nq_eny0w   Here is a link to one of those videos.  In the opinion of the staff of the North Carolina Real Estate Commission, the instructor in this video is not skilled enough to hold a North Carolina real estate instructor license.  That instructor is not a good instructor in the opinion of the staff of the North Carolina Real Estate Commission.  Fifty nine thousand  students that need help passing their real estate exam disagree with that opinion.

     


  


     

     Teaching real estate pre license classes is a passion for me.  That is why I do it well.  I do not know why the staff of the North Carolina Real Estate Commission is giving me such a hard time.  It is certainly not because I am a poor instructor.  If you doubt that, go to www.climerrealestateschool.com and read the first 250 Google reviews.  Most of them mention that I am an excellent instructor.      I wonder if the staff of the North Carolina Real Estate Commission evaluates all real estate instructor applicants as harshly as they have evaluated me.  If they do, it is not enhancing the quality of the instructors in North Carolina.  It is certainly limiting the quantity of the instructors in North Carolina.  Pray for my approval.

     Today is November 14th. It has been exactly 60 days since I mailed in my fourth video submission.  I AM APPROVED!!!!!!!!!!!!!!!

Pass The North Carolina Real Estate Exam on Your First Try.

     After you finish your seventy five hour real estate broker pre license class at the real estate school, get to the North Carolina real estate exam as soon as possible.  There is no upside to waiting. You will not study more.  You will forget what you learned in real estate school.

     Please do not make the mistake of waiting until real estate school is over to apply for your background check.  Before you get your North Carolina real estate license, you have to pay for a background check.   This costs a few dollars.  You can find the details in the North Carolina Real Estate Commission's booklet," Real Estate Licensing in North Carolina".  This book is available from the N.C.R.E.C..  www.ncrec.gov

Many real estate students wait until their pre license class is over to start their background check.  This is a mistake.  Have your background check done when real estate class is over.  Then, when real estate class is over, you can turn in your application to the North Carolina Real Estate Commission and get a state exam test date within a week.  The sooner you get to the North Carolina real estate exam, the better.  You will forget less stuff.

Pass The North Carolina Real Estate Exam in Asheville

     Only about fifty five per cent of the real estate license applicants that take this test pass it the first time.  Every one pays $64 to take it.  Once is enough.  Don't you agree?

     You have to do a lot of things right to pass the North Carolina real estate exam the first time.  A student paid $300 tuition to sit in this real estate class.  Reading the upcoming chapters in the textbook before coming to class has to be an obvious benefit to a real estate student.  If you read the chapters that you know will be coming up in real estate class tomorrow before you come to class, this will give you a chance to look up any strange words in the glossary.  You might write a note in the margin of the book to ask the real estate instructor about this or that.

     Read the textbook.  Do not go and pay to take one of the toughest tests around, the North Carolina real estate exam without having read the textbook.

     Get more out of your classroom experience.  Pay attention.  This is not high school.  The student is paying to be there. The student is paying to take the North Carolina real estate test every time. Pay attention in class.  Ask questions if there is something you do not understand.  Do not be concerned that asking a question might embarrass you.   This is no time to worry about that.  You have a test to pass.

     The North Carolina Real Estate Commission, the people that make the rules, tell the licensed real estate schools that a student is allowed to miss up to twenty per cent.  of the classes in a 75 hour real estate course.  If you are attending a real estate class you could miss up to fifteen hours of class and still graduate.  Don't miss any class.  Attend 100% of the class.  We all know that emergencies happen.  Cars break down.  People get sick.  Stuff happens.  Don't let it happen to you.  Show up for class 100% of the time.  You paid for 100% of the class.  You are going to be tested on 100% of the class.  Show up for !00% of the class.

     As long as I have been teaching real estate classes, I have heard stories about people that "missed passing the test by one point or two points".  If that "almost made it" student had been 100% attendance, certainly he would have picked up one point.

     Fifteen per cent of the North Carolina real estate exam is arithmetic.  We no longer have to balance a HUD closing statement (as of May 2016) but there is still plenty of of math that is strange and new to a student that can barely compute a tip in a restaurant.

Any math that you will encounter on the North Carolina real estate exam is on those videos.  Invite a couple of classmates over and watch these videos together.

     Studying together is a wonderful way to make studying more fun.  Get together.  Be careful that this does not more social than learning.  Get together with your classmates that are serious about passing the first time.  You can meet at the library or some one's house.   Most likely, the real estate office that you are going to work for might let you meet in their conference room if it is available.  Ask.

       Please take your real estate class seriously.  You paud for the class. You paid your application fee to the North Carolina Real Estate Commission.  You paid for your background check.  You have to pay every time you take the North Carolina real estate test.  Pass this test the first time.

     Here is a tip from my wife.  Don't tell anyone that you are taking the real estate test .  When you tell all your family and friends that you are taking the test on  Monday morning, the first thing they ask on Tuesday is,"Did you pass?".   Why not just surprise everyone and walk in one day and say," I passed my North Carolina real estate exam yesterday."?  That sounds good.
