Pass Fail Statistics for The North Carolina Real Estate Exam for February 2019

     In February of 2019, four hundred and two real estate license applicants  took the North Carolina real estate exam for the first time.  All of these real estate license applicants passed a seventy five hour  real estate course at an accredited real estate school in North Carolina.  Two hundred and twelve of these applicants passed.  The rest of them will be back at the PSI test center, paying $164 to take the exam again.  That is a 52% pass rate.  If you are an pessimist, that is a 48% failure rate.

     This North Carolina real estate exam is not easy.  It is not inexpensive.  It cost $164 every time you take it.  Overstudying seems like a good idea.

     How do the repeat test takers do? In February, two hundred and two repeat test takers took the North Carolina real estate exam for the second or third or fourth time.  Thirty five exam candidates passed.   They all paid $164 every time they took the North Carolina real estate exam.  That is a 17% pass rate.  This test is not easy.

     It would appear that the repeat exam candidates would do better.  They have already seen the test.  They know how hard it is.  They know that the answers look very similar.  It seems that they would fare better.  This is not true.  What is true is that the applicants that failed underestimated the North Carolina real estate exam.  They think they are ready.

     They think they are ready even though they have not done any practice tests like the one in the back of their real estate textbook or the free practice test that I have posted at http://rondclimer.blogspot.com/2015/04/real-estate-practice-exam-for-north.html  This is free.  This is easy.  This will give any applicant a warning if they need one.  Plenty of applicants go take the exam at $164 per opportunity without taking this FREE practice exam.  Why?  It is a mystery to me.  I have another practice exam at www.ncreexam.com .  You should be making a 95% on my practice exam before you spend $164 to practice at the PSI test center.  Does that seem right to you?  Answer ALL the questions at the end of the chapters in your real estate textbook.

     There is no mystery about what is on the North Carolina real estate exam.  The North Carolina Real Estate Commission publishes a forty page booklet that tells us EXACTLY what is on the real estate exam.  Many real estate exam applicants go pay $164 to take the exam without even glancing at this information in this booklet.  Here is a video that I made with more information about that.  https://www.youtube.com/watch?v=EZFPZGo_DJ4  Check this out.  If you are studying, be certain that you are studying the right thing.

     The North Carolina real estate exam is broken into two parts:  The "national" portion which is one hundred questions and the "North Carolina" portion which is forty questions .  An applicant can make a 100% on one portion and miss the other portion by one point.  That applicant will be paying $164 to take that failed portion again.  This may not seem fair.  That is the way it is.  Far more people fail the North Carolina portion than the national portion.  You either know what the Conner act is or you don't.  You either know what the Machinery act is or you don't.  You either know how many members are on the N.C.R.E.C. or you don't.

     In your textbook in Appendix A, there is about half of what you need to know to pass the North Carolina portion of the test.  Many test candidates go take the exam without reading Appendix A, "The Comments".  Why would anyone do that?  Read "The Comments" in Appendix A in your textbook.  It is boring.  It is dull.  It is on the test.  If you don't want to read it yourself, you can listen to me read it on You Tube at https://www.youtube.com/watch?v=iaPLEyKzX24  There are seven of these videos.  Read it yourself or listen to me read it.  This material is certainly on the North Carolina real estate exam.

     The national portion of the exam is 100 questions.  Fifteen percent of those one hundred questions are math.  An applicant needs to be able to compute interest and equity dividend rate and amortization and excise tax and net listings and commissions.  I have all of the this posted in a series of videos on You Tube.  Any math that is on the North Carolina real estate exam is posted on You Tube.  Watch it at https://www.youtube.com/watch?v=4HbEwoiVBMY&t=58s  Watch the six videos where I am wearing the black T shirt.  Math is fifteen percent of the national portion of the exam.

     Make studying a team sport.  Get together with your classmates.  Share ideas and study aids that you have found online.  Help each other.  Since I work at Keller Williams Realty, this seems natural to me.  We encourage our students to study together and pass together. 

     Here is a super simple obvious tip.  Read the textbook.  There are plenty of test applicants that go take the test ( at $164 per opportunity) when they have not read the textbook.  Yes, I mean read every word of the textbook including the glossary.  Read the textbook.  Turn off the TV.  Turn off Facebook.  Read the textbook.  If you are still in real estate school, read the chapter that you know your instructor will be covering next class session.  Write questions in the margin.  Ask them in class.  Read the real estate textbook. 

     Make yourself some flashcards.  Make a couple of hundred.  Take a 3x5 card.  Write Four things the N.C.R.E.C. can do as punishment on one side of the card.  Put the answer on the back.  Use these all the time until your exam.  Write What are riparian rights on one side of the card.  Put the answer on the back. 

     Study, Study, Study.

How to Know You Are Ready for The North Carolina Real Estate Exam

     If you are soon taking the North Carolina real estate school test or the North Carolina real estate exam, the one with the 57% pass rate,  http://rondclimer.blogspot.com/2018/07/pass-fail-ratio-for-north-carolina-real.html  , please,please,please invest ten dollars in your study process and take my practice test at www.ncreexam.com . 

     The North Carolina Real Estate Commission charges $164 to take the North Carolina real estate exam every time you take it.  My budget says pass it the first time.  Take my practice test.  If ten bucks is a financial burden, get with one of your classmates and split it fifty fifty.  Meet up at Panera.  Take the test together.  Watch the video answers.  If five bucks is too much to invest in your study aid portfolio, get together with three of your classmates, split it four ways.  If $2.50 is a burden, get with nine of your classmates and order this practice test.  Invest one dollar apiece and save yourself $164.  Do not underestimate the North Carolina real estate exam.  The best pass rate from last year was 62%. 

     When students take my practice test, they leave comments.  Answer this question:

     If you are the grantor, which is the best deed? 
The North Carolina real estate exam is not easy

     A.  general warranty deed
     B.  special warranty deed
     C.  quit claim deed
     D.  bargain and sale deed

     The correct answer is quit claim deed

     I received one comment that was several paragraphs long informing me that the best deed is the general warranty deed.  This student explained several reasons why the general warranty deed was best for the grantee.   The question asked which deed was best for the grantor.  The answer is the quit claim deed creates no liability for the grantor.  I explain that in the videos.  This is a lesson, not only in knowing the material, but also in reading the question thoroughly.  Both are necessary skills.

     The questions on my practice test are very similar to the material on the North Carolina real estate exam.  If you can not pass mine, you probably will be paying $164 to try the real thing again.

Just Say No to Non Compete Clauses in Employment Contracts

     If you are looking to make a $100,000 mistake, sign an employment contract with a non compete clause.  Just as your career is shifting into second gear, you are offered a job with a competitor.  Your current employer reminds you that, when you started here, you signed an employment contract agreeing NOT to leave us and go to work for another employer in the same field and the same area.  WHAT!  I signed WHAT?  Read the employment contract before you sign it.

     Who benefits from the agreement NOT to compete in this area for two years?  The employee?  I don't think so.  The employer?  YESSIR.  The employer gets the benefit of the employee's work.  The employer pays for that.  That is fair.  The employer also gets an agreement not to compete with him for some period of time after termination of employment.  Does the employer pay for that? Nope, not one penny.  That is grossly unfair.  Wait!  The employee agreed to it.  That was before he read this article.  Is this agreement enforceable in court?

     It was for me.  In 1996, I went to work as a part time real estate instructor for a real estate school in Orlando.  In 1998, I left that real estate school and opened my own real estate school in Orlando.  My old employer reminded me that two years ago, I had signed an employment contract agreeing NOT to compete with him for two years after termination within fifty miles of his location.  He sued me.  He obtained an injunction from the court ordering me to NOT teach any real estate classes within fifty miles of his location.  I moved fifty one miles away to Daytona Beach.  I opened Climer School of Real Estate.  Twenty four months later, I moved back to Orlando.  That was my $100,000 seminar.  I was a lot smarter after that.

     Just say NO to non compete clauses.  There is no upside for the employee.  It may be ten years later when a competitor offers you a opportunity as a sales manager.  Your old employer gets a court order stopping you from working in your field in his town.

     I promise that you will feel violated.  You are.  Do not let this happen to you.  Learn from my mistakes, not your own.  Just say no to non compete clauses.  www.firstrealestateschool.com

Post License Real Estate Class in Hendersonville, North Carolina in July 2018

     In North Carolina, when a person gets their North Carolina real estate license, that new real estate licensee is not through with real estate school.  That new licensee is called a provisional broker.  Before the anniversary of passing the North Carolina real estate exam and receiving their North Carolina real estate license, that provisional broker is required by the North Carolina Real Estate Commission www.ncrec.gov to take at least one post license course.

North Carolina Real Estate Exam Pass Fail Statistics for May 2018

     Yesterday, the North Carolina Real Estate Commission released the pass fail statistics for the North Carolina real estate exam for May.  Six hundred and eighty six real estate license applicants took the exam in May.  Three hundred and ninety three passed.  That is a 57% pass rate.   They all paid $164 for the experience. This North Carolina real estate exam is no picnic.   Two hundred and ninety three of those real estate license applicants will be paying $164 to take the North Carolina real estate exam for the second time.   This exam is not easy.  It is not  inexpensive either.

     Yesterday, I received a sad email from one of my recent  First Real Estate School graduates in Hendersonville.  www.firstrealestateschool.com .  She told me that she took the North Carolina real estate exam in Asheville.  She told me that she felt that she was prepared.  She told me that she missed the general portion of the exam by five points.  She missed the North Carolina section by five points.  She asked me if I had any additional study aids that could help her pass on her second attempt at the North Carolina real estate exam.

     I replied to her email.  I asked her if she had taken my practice exam at www.ncreexam.com .  I asked her if she had watched ALL of my free North Carolina real estate math videos on You Tube https://www.youtube.com/watch?v=4HbEwoiVBMY  Why would anyone go pay $164 to take the North Carolina real estate test if they don't know how to amortize a mortgage when given principal balance and monthly payments and interest rate?

compute value when given NOI and capitalization rate
compute adjusted basis for an investor
compute square feet of a house with a bay window
compute per cent of profit
pro rate taxes and rent and HOA fees

compute equity dividend rate
compute price per acre when given price and lot dimensions

when would be a good time to learn?  Before or after you pay $164 to "try" the North Carolina real estate exam?   I think before!  All of this is on You Tube.  It is free.  You know you are going to see these arithmetic questions on the exam.  Turn off the TV.  Turn off Facebook.  Turn on You Tube.

Why don't students call their classmates and ask them what was on their exam when they took it yesterday?  http://rondclimer.blogspot.com/2017/12/what-about-those-trick-questions-on.html   Why don't real estate exam candidates that fail write down the questions that were on their test BEFORE THEY LEAVE THE PARKING LOT OF THE EXAM CENTER?  You will see those same questions next time.



     A exam candidate sees a test question like, "What does T.R.I.D. stand for?"  That license applicant has no idea what the answer is.  When would be a good time to learn what TRID is?  I say BEFORE you write that next $164 check.  It cost $164 the third time that you take the test.

Pass Fail Statistics For the North Carolina Real Estate Exam for March, 2018

     Hooray!  The news is good.  The North Carolina Real Estate Commission released the pass fail statistics for March 2018 today.  It is the best pass ratio in twelve months.  The worst was January of 2018 with a whopping 48% pass rate.  The North Carolina real estate exam is not easy. 

     In March of 2018, seven hundred and fifty three real estate license candidates attempted the North Carolina real estate comprehensive exam for the first time.  Four hundred and ninety one of those applicants passed.  That is a 65% pass rate.  WOW!   That is the best pass rate in a long time. 

     I think the reason for the improvement is the $164 re take fee that the North Carolina Real Estate Commission charges people that take the real estate exam for the second time.  I constantly tell my students at First Real Estate School in Hendersonville that it costs $164 every time you take the North Carolina real estate exam.  That is a lot of money in my neighborhood. 

     I urge my students to study like you intend to make a 100% on the real estate exam.  Don't study like you intend to barely pass. 

     I urge my students to read the chapters before we get to them in class.  I tell my students about study aids that we have for sale, like the 350 page book published by the same people that publish our textbook, " Guide to Passing the AMP Real Estate Exam".  AMP is the people that give the real estate exam in North Carolina.  This book is full of explanations and sample test questions to help anyone pass this exam the first time.  You can find it on my website at www.firstrealestateschool.com 

     I tell my real estate students about the nine CD program that we sell that they can listen to in the car or home to study effortlessly.  It helps them review the points that we covered in class.

     I also tell my real estate students that I have posted twenty real estate math problems on You Tube to help them study the real estate math.  The North Carolina real estate exam is 15% math.  Why would anyone show up to take the exam without knowing how to amortize a mortgage or determine value given capitalization rate and NOI ?  It cost $164 to try again.  It does not matter that you failed by one point.  It doesn't matter if you passed by one point.  Learn the math.   https://www.youtube.com/watch?v=4HbEwoiVBMY

     Here is a idea.  Invite several of your classmates over and watch several of my math videos.  or take my practice test together.  Studying together is a great activity.  Get three to six of your classmates together and make flashcards.  Read this: http://rondclimer.blogspot.com/2017/12/what-about-those-trick-questions-on.html   Here is another idea.  Ask your classmates when they are taking the exam.  Call them a few hours later and congratulate them.  Stay in touch with your classmates.  Talk to them about where you are going to work and why. 

     Before you spend your $164, read the glossary.  Read the "Comments" on page 591 or page 603 in your textbook.  There is a mountain of test material in the "Comments".  It cost $164 the next time that you take the North Carolina real estate exam.

Can Real Estate Agents Learn To Be Creative?

     I love having my grown daughter live forty miles ( instead of 500 miles) away from me.  She moved to Asheville last year. 

     I talk to her more.  I see her more.  We learn from each other more. 

     One of the biggest advances in my business occurred last year when I created my Teachable course about passing the North Carolina real estate exam at Amy's behest.  To say the least, this was a big chore for me.  My daughter, Dr. Amy Climer aka Ms. Creative, suggested that I create this course. 

     "Dad, It will be easy.  It is practically done for you."  she told me.  By the time I was through getting my first course up on Teachables, I felt like I had become a computer expert.  I learned about Hand Brake  and several other programs that I did not even know existed .  I must admit that the second course was much, much, much easier to create. 

     Now, it is done.  Once you learn something, you have it.  It is yours.  You own it.

How to Choose The Best Real Estate School in North Carolina

     Is the location of a real estate school important?  It certainly is.  You need to consider how far you are willing to drive to real estate school.  How far is the real estate school from where you live?

What About Those "Trick" Questions on The North Carolina Real Estate Exam in Asheville?

     When I was in high school, getting my driver's license was the most important thing.  In those days in Orlando, the Highway Patrol did not give the driving test on the real highway.  They had a private course.

     Almost all of my peers and classmates failed the driving test the first time.  Here is why.

     Near the end of the test, the student came upon a strip of road with two traffic cones in the right lane.  The Highway Patrolman would instruct the applicant to pull into the left lane and parallel  park between the traffic cones.

     After the test applicant was successful, the patrolman would instruct the applicant to leave the "parking place"  and drive to the stop sign that was about three hundred feet away. Then turn left.

     The problem was when you pulled out of the traffic cones, you were in the wrong lane.  Almost everyone would drive to the stop sign in the left (wrong) lane.  Since that was a violation of the traffic law, the applicant automatically failed the exam.

     I passed my driving test the first time.  Why?  Because my friends that took the test before me told me about this "trick" question before I took the test.  What a novel idea!

The North Carolina State Only Exam for Out of State Real Estate Licensees

     If a real estate licensee from another state wants to get a North Carolina real estate license, the North Carolina Real Estate Commission has a special program for these people.  This out of state Realtor does not have to attend the seventy five hour real estate class at First Real Estate School in Hendersonville that most real estate license applicants are required to pass.

     These out of state real estate applicants do not have to take the 140 question exam that my students take.

     These out of state real estate licensees only have to pass a 40 question test testing their knowledge of North Carolina laws and customs.  Sounds simple.  It is simple.  The North Carolina Real Estate Commission tells you exactly what is on this forty question test on page 14 of their  booklet," Real Estate Licensing in North Carolina".  Here is a link if you want a free download.  www.ncrec.gov .

     The pass rate for this forty question exam is 22%.  That means if a hundred people took it, 22 passed and 78 will be paying $164 to take it again.  If you wonder if you can pass, try my practice exam at www.ncreexam.com .  Download the booklet from the North Carolina Real Estate Commission first.  Study page 14.

     The number one mistake that out of state licensees make is to believe that what they already know is going to help them.  It won't.  You need to know North Carolina stuff.

     When real estate students from North Carolina go take the exam, there are 140 questions.  One hundred are from the "general" section and forty are from the "North Carolina" section.  That real estate license applicant has to pass both sections.  Many students pass the "general" section and fail the "North Carolina" section.  There is a good way to waste $164.

In Real Estate School in Hendersonville, Stay In Touch With Your Classmates

     The pass rate for the North Carolina real estate exam, last month, was 57%.  The exam is no joke.  It costs $164 to take it again.  We can all agree that one sitting is enough.  Read this article .  Your chances of passing on the first attempt will be better. 

     If you are soon to be or currently enrolled in real estate school anywhere in North Carolina, get in touch and stay in touch with your classmates.  Pass around a paper and get everyone's contact information.  Make 40 copies and share it with the class.  Why do I want you to do that?    The class that studies together, passes together.   Making passing the North Carolina real estate exam a team sport. 

     Form study groups.  Study together one night or two nights per week.  At Keller Williams Realty in Hendersonville, where I work, we often have a volunteer instructor get together unofficially with people that are soon to take the test.  Don't wait for someone else to organize this.  Organize it. 

     Often, one of my students will form a Facebook page just for this class.  At First Real Estate School, we have a Facebook page.  We encourage the students to use our page to communicate and get together to study. Let your classmates know that you want to get together outside of class and study together. 

     Ask your classmates to post links to study aids that find online.  Some are good.  Some are bad.  Some are free.  Some cost money.  When you find a good one, share it with your classmates.  Invite a few fellow students that are having math problems over and watch my free You Tube videos.  https://www.youtube.com/watch?v=bMdJ-2iHepM&t=80s    There is no math on the North Carolina real estate exam that I do not have posted on You Tube. 

     If you are soon taking the North Carolina real estate exam, take my practice test first.  www.ncreexam.com   After you take the test, I go over the answers with an explanation on video.  Ask your classmates to post links to worthwhile study aids or warn us about bad study aids that they find online. 

     Make passing the school test and the North Carolina real estate exam a group effort.  After class in over, stay in touch with your classmates.  Post on Facebook and Twitter that you passed.  Tell us where you went to work.  Send a group email to let us know that you passed the state exam.  Congratulate your peers when they pass.  Ask your newly licensed classmates if they encountered any strange material that the instructor did not cover like who is the new leader of the CFPB.  They would not ask that on the state exam.  Would they?  No they would not but they may ask what is the CFPB.  If you know the answer, please leave it in the comments.

     You are familiar with car pooling.  That is when four of us get in our neighborhood in  one car and go to school.  It saves everyone a little bit of money.  It is usually more fun than riding in alone.  You can "car pool"  expensive study aids.  One of my students bought a one hundred dollar course state exam review class on line.  He invited three of his classmates over to watch it on his computer .  Each of the three gave him $25.  That is a WIN WIN .  You could do the same thing with a CD audio program.  We sell a CD audio program at First Real Estate School to help the students pass the first time.  There are nine Cds.  Often two students will share the expense.  One students takes half of the  CDs and the other students takes half.  They trade throughout class.  Car pooling works. 

     Forty students could get together and make 400 flashcards.  One student makes ten flashcards on deeds.  One student makes ten flashcards on mortgages.  One student makes ten flashcards on agency.  Very quickly , we have 40 sets of flashcards.  Every one passes. 

     Get together with your classmates.  Make passing a group activity.  Do not wait for a leader to show up.  Be a leader.

Pass Fail Statistics for The North Carolina Real Estate Exam in October 2017

     How difficult is the North Carolina Real Estate exam?   In October of 2017,  six hundred and three real estate license applicants attempted this difficult exam. Three hundred and twenty seven passed.  That is a fifty four per cent pass rate.  Two hundred and seventy four real estate license applicants will be paying $164 to the North Carolina Real Estate Commission to try again.

     How do these repeat test takers fare?  In October, forty one test takers took the national portion of the North Carolina real estate exam for the second or third or fourth time.  Twenty six of these applicants passed.  Two hundred forty three real estate license applicants took the North Carolina portion of the real estate exam for the second or third or fifth time at $164 per attempt.  That is a 59% pass rate.  This test is not easy.  This test is not inexpensive.

     If you are soon taking the North Carolina real estate exam, study like there is a $164 prize if you make 100% .  Study like you want to make a 100%.  Most people study like they want to make a 75%.  If you barely passed your real estate school exam, you had better study a lot more for the North Carolina real estate exam.

     What can you do??  Let's start with the easy stuff.  You can watch my free real estate math videos on You Tube.  https://www.youtube.com/watch?v=bMdJ-2iHepM&t=23s   Real estate math is 15% of the North Carolina real estate exam.  If you can not do the math, that is a pretty big handicap.  There is no math on the North Carolina real estate exam that I do not have posted on You Tube.  There is really no excuse for NOT knowing how to do any problem that you encounter.  Do not expect to pass the North Carolina real estate exam if you can not do the math.  Watching my free You Tube videos is, by far, the easiest way to learn the math.  Invite you classmates over.  Cook some popcorn.  Watch math videos.

     Another thing that anyone can do to be certain that you pass your North Carolina real estate exam the first time is read your textbook.  You may have passed your real estate school test without reading your textbook about agency and deeds and contracts and fair housing.  You are unlikely to pass the North Carolina real estate exam without reading the textbook.  Have you answered all the questions in the back of the chapters?  If not, I suggest that you do before paying $164 to take the North Carolina real estate exam.

     Did you buy the book," Guide to Passing the AMP Real Estate Exam" ?  It is published by Dearborn, the same people that publishes your textbook.  Will it help?  It has almost a thousand questions written in the same format that the North Carolina real estate exam questions are written in. Yes, it will help.  You can buy it from your instructor or you can find it it on my website at www.firstrealestateschool.com   If you did nothing but read the glossary of this book, it would help you pass the North Carolina real estate exam.  

     What else can you do to insure that you will pass the North Carolina real estate exam the first time?  Take my one hundred  question practice exam at www.ncreexam.com  .  This is, not only, a practice exam.  It has a video explanation of why the answers are the answers.  Check this out.  If you do not pass my practice exam, you will likely not pass the real thing. 

     Study.  Study.  Study.  Many people fail the North Carolina real estate exam by a  point or two.  Those people pay $164 to take the test again.  An equal amount of people probably pass by a point or two.  Those people are issued a real estate license and start a new career.  In which group do you want to be?

Pass Fail Statistics for The North Carolina Real Estate Exam for September 2017

Today, the North Carolina Real Estate Commission released the pass fail results for the September real estate exam.  Four hundred thirty three real estate license  applicants  paid to take the North Carolina real estate exam in September.  All of these applicants have graduated from a North Carolina real estate school.  Two hundred fifty of these applicants passed.  That is a 59% pass rate.  One hundred eighty of these real estate license applicants will be paying $164 to take this North Carolina real estate exam again.

In September of 2017, one hundred sixty three applicants took the North Carolina real estate exam for the second or third or fourth or fifth time.  It costs $164 every time.  Thirty five of those applicants were happy with their results.  That is a 21% pass rate.  If you are soon taking this test, practice on my practice exam at www.ncreexam.com

It costs $164 to take North Carolina real estate exam again. 



In North Carolina, if you have an active license in another state, you do not have to attend a North Carolina real estate school.  Check out the details at www.ncrec.gov .  All you have to do is PASS a forty question exam.  That seems simple enough.  In September, 2017,  eighty two attempts by out of state licensees yielded twenty seven successful applicants.   That is a 33% success rate.

If you are soon taking this test, use my practice test as practice www.ncreexam.com The biggest problem that out of state people have is the false belief that what they know from their home state will help them with this North Carolina only exam.  What is the likelihood that an out of state applicants would know how many members are on the North Carolina Real Estate Commission?  How many of those members have to be real estate brokers?   There is little or nothing that they learned in their home state that will help them on this exam.

Real Estate Class in Hendersonville Starts October 23, 2017

First Real Estate School in Hendersonville, North Carolina will start their last pre license class of 2017 on October 23 at 6 PM  If you are interested in getting your North Carolina real estate license, this is the class that is necessary to pass before you can apply to the North Carolina Real Estate Commission for a real estate license.

How Long Does It Take To Get A Real Estate License in North Carolina?

     In North Carolina, to get a real estate license the first thing you have to do is attend a seventy five hour class at an approved real estate school.

     In North Carolina, a student can only attend real estate school for a maximum of thirty hours per week.  This is the rule from the North Carolina Real Estate Commission in Raleigh.

     In North Carolina, you can only take the approved real estate pre license class in a live classroom with a live instructor.  On line classes are taboo in North Carolina for pre license real estate students.

     After you finish your seventy five hour course and pass the test for that class, you can apply to the North Carolina Real Estate Commission to take the North Carolina real estate exam.  www.ncrec.org

     You will have already passed the pre license real estate course.  You now have to pass another 140 question  test on the same material.  There is a fee for taking this exam every time you take it.  Pass it the first time. If you apply for this promptly upon finishing your real estate class, you could be taking this exam less than a week later.   When you pass this test, you will have a North Carolina real estate

You Failed The State Only Portion of The North Carolina Real Estate Exam, Now What?

     The North Carolina Real Estate Commission has raised the price of failure to $164.  Are you kidding me????

     To return to take the North Carolina real estate exam again is EXPENSIVE.  My best advice is to pass this test the first time.  If it is too late for that advice, my second best advice is to pass it the next time.  Let's call that first attempt a practice run.

     This is a one hundred question practice exam that I created for my students at First Real Estate School in Hendersonville, North Carolina.  www.firstrealestateschool.com

     All the questions on my "North Carolina only" practice exam are similar to what you may encounter on the real North Carolina real estate test given by AMP in Asheville.  My test costs ten dollars.  The one in Asheville costs $164.

     The limitation to most practice exam is that you take the test.  Then you take the answer key and grade yourself.  Often the student does not really understand the answers.  With my ten dollar test, the answer key is an hour long video of me explaining the answers.    I don't just tell you that the answers is B.  , the Conner Act.  I tell you what the Conner Act is and what a third party is.  An explanation of the answers is a big help.  This is a wonderful study aid.

     Use this before you take the North Carolina Real Estate Exam the first time.  You will hardly notice the ten dollar investment.  You will certainly notice the $164 failure fee.

Pass Fail Results for The North Carolina Real Estate Exam for May 2017

     Getting a North Carolina real estate license is not easy.  In May of 2017 Six hundred and fifty six real estate license applicants attempted the North Carolina real estate exam.  Three hundred and ninety four of those applicants passed.  That is a 60% pass ratio.  Forty per cent of the people that took the North Carolina real estate exam in May will be paying $94 to take it again.  July first, that fee is going to $164.  The test is tough and it is expensive to fail.  Please pass the first time.

     How can you know if you are ready to pass the North Carolina real estate license exam?  You can take my practice test at www.ncreexam.com .   I have posted this practice real estate exam online to help you know if you are ready and to help you understand the things that you have not studied enough.    Go take the exam.  Allow yourself a couple of hours to take the exam.  When you are finished, watch the video of me explaining the answers to you.

     One of the weaknesses of practice exams is that you take the exam.  Then, you take the answer key and grade yourself.  Often, you don't learn as much as you could because you don't really understand the answer.  For instance, I have a free real estate exam right here on this blog.  I received an email a couple of weeks ago from an exam candidate that took that exam.  She had a question about question 16 which said:

                                                 In a deed of trust, the borrower is the
                                                 A.  mortgagee
                                                 B.  grantor
                                                 C. payee
                                                 D.  creditor

     She sent me an email and suggested that maaaaaaaaybe  I had left out the right answer.  The right answer, of course, is B.   This student had a real estate license in a state where they use mortgages.  In North Carolina, we use deeds of trust.  The guy borrowing the money is the grantor.

     The pass rate in May 2017 for out of state licensees taking only the forty question North Carolina section of the test was 31%.   Seven hundred seventy seven applicants took it.  Two hundred thirty nine passed it.  $$$$$$$$$$$$$$$$$$$$.  This is caused by out of state applicants mistakenly believing that what they know from their home state will help them pass the North Carolina real estate exam.

Pass Fail Ratio for The North Carolina Real Estate Exam for April 2017

     Six hundred and seventy five real estate license applicants paid to take the North Carolina real estate exam in April.  Four hundred and twenty eight of those real estate license applicants passed the North Carolina real estate exam.  That is a sixty three per cent pass rate.  That is the best pass rate that the North Carolina Real Estate Commission has reported in twelve months.

     When an applicant takes the North Carolina real estate exam, it comes in two parts.  There is the national section where they test you on things like sections and ranges and townships that we don't use in North Carolina.  There is the North Carolina section where they test you on things like the Conner Act that is unique to North Carolina.

     An applicant has to pass both parts of the North Carolina real estate exam or pay $92 to take it again.  That $92 is going to $164 July first 2017.

     If a real estate license applicant does have to take the North Carolina real estate exam again, their pass ratio is 22%.  That is:  One thousand nine hundred and fifty four people took the North Carolina real estate exam in April for the second or third or fourth or fifth time.  Four hundred and fifty three passed.  That is 22%.  They all paid $92 to be there.  One thousand five hundred and one of those repeat test takers will be back paying this fee to the testing company to take the North Carolina real estate exam again.   www.northcarolinaexamreview.com

     Would you like to hear some good news?  In the last twelve months, this 63% pass rate is the best pass rate for the North Carolina real estate exam for twelve months.

     If you are soon taking the the North Carolina real estate exam, over study.  Study all the time.  Do not underestimate this exam.  Study your textbook.  Read your textbook.  Do the questions in your textbook.  Listen to your instructor in class.  Some people expect their instructor to be the most interesting man in the world.  It is very difficult to make the three kinds of deeds as interesting as Facebook.  There is nothing on the exam about your Facebook page.  Work at listening to your instructor.  When you are in class, quit daydreaming.  Pay attention.

The North Carolina Real Estate Exam Pass Fail Statistics for March 2017

     The North Carolina Real Estate Commission released the pass fail statistics for the North Carolina real estate exam today.  This is the best pass fail ratio we have had in twelve months.

     Seven hundred and seventy three real estate license applicants attempted the North Carolina real estate exam in March throughout the state.  Four hundred fifty five passed both the national portion of the exam and the North Carolina portion of the exam.  That is a sixty per cent pass rate.  Three hundred and eighteen of these test applicants will be paying $92 to take the North Carolina real estate exam again.  The worst pass rate we have experienced lately was in April of 2016.  Only 51% passed then.
Study aids to help you pass North Carolina Real Estate Exam

     This North Carolina real estate exam is no picnic.  There is a lot to learn and to remember.  If you are soon taking this difficult exam, study.  Study more than you think is necessary.

     There are lots of ways to study.  Some study methods are too obvious.  Read your textbook.  Read every word of it.  Answer the questions at the end of the chapters.  Grade yourself.  If you are not getting ninety per cent of these correct, you are not ready for the North Carolina real estate exam.  Answer these questions whether your instructor requires you to or not.

     Another simple and easy way to study is to watch my free real estate math videos on You Tube.  These videos teach you how to do any math that is on the North Carolina real estate exam.  The exam is 15% math. If you can not amortize a mortgage, you need to learn how before you show up at the test center.  If you can not compute excise tax, you better learn how before you go take the North Carolina real estate exam.  If you can not compute the seller's net at closing, you need to watch my videos.  https://www.youtube.com/watch?v=cuHYf3DYhIU&t=131s     This math is on the North Carolina real estate exam.  If you are hoping to pass without being able to do these computations, you better be studying the other stuff a lot.

     On July 1, 2017 , the price of failure is going from $92, which it is now, to $164.  I think the North Carolina Real Estate Commission raised that price to give applicants more motivation to study.  Watching my math videos is free.

     How do repeat test takers fare on the North Carolina real estate exam?  Two hundred twenty three repeat applicants attempted the North Carolina real estate exam for the second or third or fourth or fifth time in March of 2017.  Fifty seven of those repeaters passed.  That 26%.

     Study, study, study.  You could make flash cards.  You take a three by five card.  Write,"What clause in a mortgage allows a mortgagor to change the priority of the mortgage?"  on the front of the card.  Write, "subornation clause" on the back of the card.  Make about 400 of these cards.  Keep them with you all the time.  Go through them when you have a spare minute or two.  With modern technology, you can do this on your phone instead of a 3x5 card.

your class.  Grade yourself.  If you are not making an 85% on my practice test, keep studying.  Please do not underestimate the North Carolina real estate exam.  If you did not make at least a 85% on your class test, keep studying.

     Here is some good advice.  When you go to take the North Carolina real estate exam at the AMP test center, leave some paper or a recorder on the seat of the car.  If you return to your car with a failure notice, start writing down questions that were on your test.  Look up those answers.  Know that stuff when you come back and pay $164 to try again.  You will very likely see the same concepts next time.

     Study, study, study!   Study too much.  Study in the morning.  Study at night. At $164 per try,
passing the first time seems like a good idea.

North Carolina Real Estate Exam Pass Fail Statistics for February 2017

     The North Carolina Real Estate Commission.  released the pass fail statistics for the North Carolina real estate exam for February 2017 yesterday.  Three hundred and twenty real estate license applicants took the North Carolina real estate exam in February. One hundred seventy nine of those applicants passed.   One hundred forty one of those applicants will be paying $92 to take the exam again.  That is no fun.  The pass rate last month was 56%.  This North Carolina real estate exam is not easy.

     If you are soon taking the North Carolina real estate exam, overstudy.  Study in the morning.  Study all day.  Study at night.  If you make a grade less than 90% on your real estate school test, you are not ready for the North Carolina real estate exam.

     In February 2017, one hundred and seventy four repeaters took the North Carolina real estate exam for the second or third or fourth or fifth time.  Thirty five of those repeat test takers were happy with their results.  Eighty per cent failed.  Twenty per cent passed.
