North Carolina Real Estate Exam Pass Fail Statistics for April, 2018

     The North Carolina Real Estate Commission released the pass fail statistics for the North Carolina real estate exam for April, 2018.   Seven hundred and eighty seven real estate license applicants attempted the North Carolina real estate exam for the first time in April.  Four hundred and ninety five of those exam candidates passed.  They all paid $164 for the opportunity.  www.ncrec.gov

     That is a 63% pass rate.  That means that if you are soon taking the North Carolina real estate exam, your odds of passing are 63%.  It costs $164 every time that you take the North Carolina real estate exam.  You can not afford a "practice run".  You want to pass the first time.

     Fifteen per cent of the one hundred and forty questions on the North Carolina real estate exam are arithmetic.   If you can not compute interest and pro rate taxes and rent and amortize a mortgage balance after two payments and determine square feet and ascertain value given NOI and capitalization rate and tell a buyer how much money to bring to closing and tell a seller how much he will take home, you need to master this math BEFORE you show up at the PSI test center with money in hand to take the North Carolina real estate exam.

     Take the time to watch these videos.  It is free.  It is easy.  You can make it a social affair.  Invite a few of you classmates over to watch with you.  Invite that guy that is shouting out the answer before you have your calculator turned on.

     Most real estate test applicants study like they want to baaaaaaarely pass.  Study like you want to make 100% on the North Carolina real estate exam.  Help your classmates.  Tutor some of them that need help.  The best way to learn anything is to teach it.

     If you are still in real estate school, ask your instructor that question that your neighbor does not want to ask because he is afraid that the teacher will embarrass him.  Read every word in the eight hundred page textbook.  Do every question at the end of the chapter.  Do the test in the back of the book.  Do the fifty question math test that is in the textbook.  I have the explanation to that on You Tube.

     Read the "Comments" in the textbook.  There is a lot of test material from that.  Read the glossary in your textbook.

     Stay in touch with your classmates.  Get your classmates contact information.  Find out when they are taking the exam.   Call them five hours later and congratulate them on passing.  That seems so tacky.  Did I mention that it cost $164 to take the North Carolina real estate exam every time that you take it.  That is tacky!

     What do you think?  If your classmate had a question on his exam asking how many members of the North Carolina Real Estate Commission must be real estate brokers, could you possibly get the same question on your exam?  Maybe.  You would not discuss what was on the North Carolina real estate exam.  There is a skull and crossbones warning on the computer screen telling applicants NOT to discuss these confidential questions with anyone.  I am certain these questions are never discussed outside the PSI test center.
Stay in touch with your First Real Estate School classmates 

     Get to the test center early.  Relax.  Do not show up to take your exam after rushing in the traffic.  Read the glossary in the parking lot.  Leave a note pad on the seat of the car on top of your textbook.  If you come back to the car with a failure notice in your hand like 37% of the test candidates do, start writing down the questions that you saw that you did not know the answer to.   What is TRID?  What is the Conner act?  What is functional obsolesce? What is CFPB?  If you saw those questions today, you will probably see them again.  Do not go back at $164 per chance without knowing the answer to these questions.  Thumb through your textbook  to remind yourself.  Share this advice with your peers.  Send them a link to this article. 

     I have talked to students that have taken the exam five times and have never done this.  How many test do you think they have?  Write down what was on your test and start learning the answer to those questions.

     I can think of a lot better way to spend $164 than to take the North Carolina real estate exam again.  Pass this exam the first time.  Help your classmates pass it the first time.

If This Math Question Were on Your North Carolina Real Estate Exam, Could You Solve it?

     Real Estate math is more than ten per cent of the North Carolina real estate exam.  The pass rate for the exam was  57% last month.  It costs $164 to take the North Carolina real estate exam for the second time. 

     Why do real estate license applicants show up at the exam site knowing that there are math problems that they do not know how to do?  Here is an easy math problem.  If you took the exam three times at $164 per opportunity, how much money did you waste? 

     Here is today's problem.  Mr Buyer and his wife earn $48000 per year in gross income.  If they buy a house for $210,000 and put 20% down payment, How much is their housing expense ratio if the mortgage factor is 6.67 per 1000. Real estate taxes on their house is $1200 per year.  Insurance is $600 per year.   If you are not sure what housing expense ratio is, you have a vocabulary problem.  If you are not sure what mortgage factor is, you have a vocabulary problem.  To help you understand house expense ratio here is a video. https://www.youtube.com/watch?v=Wy1Y7zDO3M4 

     STOP READING AND DO THE PROBLEM. 

     First let's figure out how much are the monthly PITI mortgage payments?   Multiply $210,000 x .20 to compute the down payment.  $210,000 x .20 = $42,000.  That is the down payment.  Let's subtract $42,000 (down payment)  from $210,000 (price)   .  The mortgage amount is $168,000. 

     To determine the monthly mortgage payment, we look on page 449 in our textbook at the mortgage constant payment chart to find that our mortgage constant factor.  This is the amount of money required to amortize the debt over the term of the loan.  For our purpose here, the factor is given in the test question.  Our constant factor is given PER $1000. 

Here is math question similar to the North Carolina real estate exam
     Let's divide the mortgage amount, $168,000 by $1000 because the factor is per 1000.  That gives us 168.  Let's multiply 168 times $6.67 .  Our monthly mortgage payment is $1120.56 .  This is the P&I payment, principal and interest.  Let's divide the real estate taxes by 12.  The taxes are $100 per month.  Let's divide the insurance by 12.  The insurance is $50 per month.  Our PITI payment is $1120.56 (P&I pmt) + $100 (taxes) + $50 (insurance) =  $1270.56 PITI

     To determine the housing expense ratio, we divide $1270.56 by $4000, Mr. Buyer's income  to get 31%   .  The news is bad.  Mr. Buyer is not going to qualify under Fannie Mae guidelines.  Twenty eight per cent is the maximum housing expense ratio allowed by Fannie Mae.  He needs to put more money down or buy a cheaper house.  B.  is the correct answer. 

     A.  28%
     B. 31%
     C. 25%
     D. 33%

You Failed The State Only Portion of The North Carolina Real Estate Exam, Now What?

     The North Carolina Real Estate Commission has raised the price of failure to $164.  Are you kidding me????

     To return to take the North Carolina real estate exam again is EXPENSIVE.  My best advice is to pass this test the first time.  If it is too late for that advice, my second best advice is to pass it the next time.  Let's call that first attempt a practice run.

     This is a one hundred question practice exam that I created for my students at First Real Estate School in Hendersonville, North Carolina.  www.firstrealestateschool.com

     All the questions on my "North Carolina only" practice exam are similar to what you may encounter on the real North Carolina real estate test given by AMP in Asheville.  My test costs ten dollars.  The one in Asheville costs $164.

     The limitation to most practice exam is that you take the test.  Then you take the answer key and grade yourself.  Often the student does not really understand the answers.  With my ten dollar test, the answer key is an hour long video of me explaining the answers.    I don't just tell you that the answers is B.  , the Conner Act.  I tell you what the Conner Act is and what a third party is.  An explanation of the answers is a big help.  This is a wonderful study aid.

     Use this before you take the North Carolina Real Estate Exam the first time.  You will hardly notice the ten dollar investment.  You will certainly notice the $164 failure fee.

     If you like the "North Carolina only" practice exam, take the other one also if you are soon taking the North Carolina real estate exam for the  first time.  Pass the first time.

Pass Fail Results for The North Carolina Real Estate Exam for May 2017

     Getting a North Carolina real estate license is not easy.  In May of 2017 Six hundred and fifty six real estate license applicants attempted the North Carolina real estate exam.  Three hundred and ninety four of those applicants passed.  That is a 60% pass ratio.  Forty per cent of the people that took the North Carolina real estate exam in May will be paying $94 to take it again.  July first, that fee is going to $164.  The test is tough and it is expensive to fail.  Please pass the first time.

     How can you know if you are ready to pass the North Carolina real estate license exam?  You can take my practice test at www.ncreexam.com .   I have posted this practice real estate exam online to help you know if you are ready and to help you understand the things that you have not studied enough.    Go take the exam.  Allow yourself a couple of hours to take the exam.  When you are finished, watch the video of me explaining the answers to you.

     One of the weaknesses of practice exams is that you take the exam.  Then, you take the answer key and grade yourself.  Often, you don't learn as much as you could because you don't really understand the answer.  For instance, I have a free real estate exam right here on this blog.  I received an email a couple of weeks ago from an exam candidate that took that exam.  She had a question about question 16 which said:

                                                 In a deed of trust, the borrower is the
                                                 A.  mortgagee
                                                 B.  grantor
                                                 C. payee
                                                 D.  creditor

     She sent me an email and suggested that maaaaaaaaybe  I had left out the right answer.  The right answer, of course, is B.   This student had a real estate license in a state where they use mortgages.  In North Carolina, we use deeds of trust.  The guy borrowing the money is the grantor.

     The pass rate in May 2017 for out of state licensees taking only the forty question North Carolina section of the test was 31%.   Seven hundred seventy seven applicants took it.  Two hundred thirty nine passed it.  $$$$$$$$$$$$$$$$$$$$.  This is caused by out of state applicants mistakenly believing that what they know from their home state will help them pass the North Carolina real estate exam.

Pass Fail Ratio for The North Carolina Real Estate Exam for April 2017

     Six hundred and seventy five real estate license applicants paid to take the North Carolina real estate exam in April.  Four hundred and twenty eight of those real estate license applicants passed the North Carolina real estate exam.  That is a sixty three per cent pass rate.  That is the best pass rate that the North Carolina Real Estate Commission has reported in twelve months.

     When an applicant takes the North Carolina real estate exam, it comes in two parts.  There is the national section where they test you on things like sections and ranges and townships that we don't use in North Carolina.  There is the North Carolina section where they test you on things like the Conner Act that is unique to North Carolina.

     An applicant has to pass both parts of the North Carolina real estate exam or pay $92 to take it again.  That $92 is going to $164 July first 2017.

     If a real estate license applicant does have to take the North Carolina real estate exam again, their pass ratio is 22%.  That is:  One thousand nine hundred and fifty four people took the North Carolina real estate exam in April for the second or third or fourth or fifth time.  Four hundred and fifty three passed.  That is 22%.  They all paid $92 to be there.  One thousand five hundred and one of those repeat test takers will be back paying this fee to the testing company to take the North Carolina real estate exam again.   www.northcarolinaexamreview.com

     Would you like to hear some good news?  In the last twelve months, this 63% pass rate is the best pass rate for the North Carolina real estate exam for twelve months.

     If you are soon taking the the North Carolina real estate exam, over study.  Study all the time.  Do not underestimate this exam.  Study your textbook.  Read your textbook.  Do the questions in your textbook.  Listen to your instructor in class.  Some people expect their instructor to be the most interesting man in the world.  It is very difficult to make the three kinds of deeds as interesting as Facebook.  There is nothing on the exam about your Facebook page.  Work at listening to your instructor.  When you are in class, quit daydreaming.  Pay attention.

Pass Fail Statistics For The North Carolina Real Estate Exam for July 2016

     The North Carolina Real Estate Commission released the July, 2016 pass fail statistics for the North Carolina real estate exam today.  This is the same real estate exam that is given in Asheville.  This is the exam that you have to pass to get your North Carolina real estate license.

     Four hundred and nineteen exam applicants attempted to pass the North Carolina real estate exam in July.  They all paid $64 for the privilege.  Two hundred and twenty nine of these real estate license applicants passed.  That is a 55% pass rate.

     The ones that failed will pay $94 to take the North Carolina real estate test again.  One hundred and thirty three repeat test takers took the  comprehensive test for the second or third or fourth time.  Only 29 of the 133 passed.  That is a 29% pass rate for the repeaters. 

Pleeeeeeeeeeese do not underestimate the North Carolina real estate exam. Make yourself a bunch of flashcards.  Flashcards are easy to use .  Put them n the seat of the car and do them at the red light.  Do them all the time.  Many of my students are making their flashcards on their phones.  Ya gotta love modern technology.

North Carolina Real Estate Exam Pass Fail Statistics for June 2016

     The North Carolina Real Estate Commission released the pass fail statistics for the June North Carolina real estate exam.

     Five hundred North Carolina real estate exam candidates paid $64 to take the North Carolina real estate exam in June.  Three hundred and twelve

passed.  That is one hundred and eighty eight
applicants that will be back down at the PSI test
center paying $64 to take the exam again.  That is a 62% pass rate.

     In June, one hundred and seventy three repeat test takers took the North Carolina real estate exam for the  second or third or forth attempt.  Forty three of the repeat exam applicants passed.  That is a 25% pass rate for repeaters at the North Carolina real estate exam. 

Please, if you are soon taking the North Carolina real estate exam, do not underestimate this exam.

Can You Over Study For The North Carolina Real Estate Exam ?

     Students often ask me if it is possible for them to overstudy for the North Carolina real estate exam.  The answer is no.

     The more you understand the material  taught in the North Carolina real estate broker pre license course, the more likely you are to understand the questions on the North Carolina real estate exam.

     One way to be certain that you that you understand the question is to to take practice tests.  There are questions at the end of each chapter in the textbook that we use at First Real Estate School in Hendersonville. ( www.firstrealestateschool.com )   Have you answered all of these questions and graded yourself?

     If you miss one of these practice questions because you did not read the question carefully, you just slap yourself on the forehead  and laugh.  If you fail the North Carolina real estate exam by one or two points, that is not funny.  It costs $64 to take the North Carolina real estate exam.  Once is enough.  Do all the practice tests in your real estate textbook.  Do the ones at the end of the chapters and do the ones at the back of the book.

     A great way to study is to get together with your classmates.  I received an email from the other side of the state last week thanking me for posting my free real estate math videos on You Tube.  This test candidate told me that she and three of her classmates got together and watched my videos.  https://www.youtube.com/watch?v=DAX8VxAGkrI   Watching my videos will help you pass the North Carolina real estate exam.  Watching them together adds a little fun and camaraderie.

     If you are not using flash cards to study for your North Carolina real estate exam, you should be.  Get yourself about five hundred 3x5 cards.  Write "What deed is best for the grantor?" on the front side.  Write "quit claim deed" on the back side. Write "What happens if you die intestate with no heirs?" on one side.  Write "Your property escheats to the state" on the other side.

     You can use these flash cards all the time.  You can use them at the red lights in traffic.  You can use the during TV commercials.  Through the years, I have had many students ask me to make flash cards and sell them.  I never have.  I believe that making them is half of the learning experience.  Make yourself a few hundred.  Use them.

     Read the text book.  I often have students tell me that they went and spent $64 to take the North Carolina real estate exam without having read the textbook.  That is crazy!  Read the text book.  There is valuable information there.  Read it more than once.  Turn the TV off.  Turn the computer off.  Turn your phone off.  Read the textbook.

Take my practice test like a real test.   Take the 100 question test.  Grade yourself.  If you did not pass my practice exam, you probably would not pass the $64 one that AMP gives.  Take any practice tests that your real estate school gave you.  Practice exams are a great way to study.

     The sooner you get this chore of getting a North Carolina real estate license over with, the sooner you can get on with your new real estate career.

     Study ceaselessly .  Study before breakfast.  Study after supper.  Study together.  Study alone.  Do NOT underestimate the North Carolina real estate exam.
