Real Estate Exam Prep Course

     If you have passed your North Carolina real estate school exam, congratulations!  You still have to pass the North Carolina real estate exam given by AMP.  It costs $164 to take the North Carolina real estate exam the second time.  Pass it the first time.

     Last month, fifty nine per cent of the real estate license applicants that attempted this test, passed it the first time.  Forty one per cent of the applicants will be paying $164 to try again.

     One way for you to find out if you are ready for the North Carolina real estate exam is to take my practice exam at www.ncreexam.com .  This is not only a great practice exam.  It is a learning experience.

     After you take the test, I come on video and explain the answers.  I have a practice test for the national portion of the North Carolina real estate exam.  I have a practice exam for the "North Carolina" only portion.  You have to pass both portions to get your North Carolina real estate license.  You can share the above link with your classmates.  Take my practice test BEFORE you go take the $164 AMP test in Asheville.

    Here is a suggestion.  Make passing the North Carolina real estate exam a group effort.  Share the above link with your classmates.  Share any helpful information that you find with your classmates.  If you bought the "Guide to Passing the AMP Real Estate Exam" from our website at www.firstrealestateschool.com ,  share that link with your classmates.  If you wasted your money on some bad stuff on the internet, let your classmates know that too.

     With my practice test, you can invite several of your classmates over and take the practice exam together.  Watch the videos together.  You can take the practice exam as many times as you like.

I teach it slow.  You don't have to raise your hand in front of twenty friends if you don't understand.  Just hit rewind. 

     I have received thank you letters from students from all over North Carolina thanking me for providing the free You Tube real estate math videos.  The North Carolina real estate exam is 15% arithmetic.  It is very difficult to pass if you can not amortize a mortgage or compute the seller's net check at closing  or tell the buyer how much cash to bring to closing or compute per cent of profit or compute interest or determine value when given capitalization rate and NOI or determine square feet of a house with a bay window.    I have a video posted for anything that is on the exam.

     Tell your classmates about the free math videos.  Make passing the real estate exam a team sport.  Before your real estate class is over, get the contact information for your classmates.  Share information that you find online.  The North Carolina Real Estate Commission  has a website that is full of information to help you pass the exam.  www.ncrec.gov   Who would not appreciate information to help them pass?

Post License Real Estate Course in North Carolina Near Asheville in Hendersonville (2018)

First Real Estate School at 404 S, Main Street in Hendersonville, North Carolina will be teaching a post license class (302) on January 12, 2018.  This is a Friday.  The class will meet every Friday for four Fridays.  This is the 12th, 19th, 26th and Feb 2nd.

This is one the post license real estate class that every provisional broker has to take before the anniversary of passing the North Carolina real estate exam.  There is a choice of three courses.  This course is Contracts and Closings.  The tuition is $180.

First Real Estate School will loan you the textbook
The North Carolina Real Estate Commission publishes the text book for this course.  It s called the "North Carolina Real Estate Manual"   This textbook costs $44.  That is because they charge by the pound.  It is 850 pages.  At First Real Estate School, we supply the textbook for you.  We loan it to you like high school.  Unlike high school, we do not care if you write in the textbook.  They will be obsolete in a year.  You do not have to buy a textbook.  We don't sell them. We loan them to our real estate post license students.  The cover is blue.

There is an exam for this class.  We teach you what you need to know to pass that test.

To Be Terrific , Be Prolific

     In Gary Keller's book, "The Millionaire Real Estate Agent", he quotes another book, "Art and Fear"  by Bayles and Orland .  In "Art and Fear"  the author describes a college course in pottery where the professor gave the class a choice about how to be graded.  They could be graded on quantity or quality.

     One choice was to turn in one piece of pottery.  Your entire grade depended on the quality of that piece.

     Your other choice was to to be graded on how many pieces of pottery you could create  during the course.  Fifty pounds of clay equals an A.

     At the end of the course, the quantity people made the best pottery.  Of course!   They had the most practice.  Can we apply that to what we do?  If you start off 2018 with fifty houses listed in your inventory, I will bet that you have a good year.

     If you start the year with one really good, red hot, clean, well priced, motivated seller, good terms, staged, listing, I will bet on the guy with fifty ho hum listings.  He will make the most money in 2018.

     What if only half his listings sell?   That is still 25 closings.  QUANTITY !

     Practice your listing presentation every day.  Practice it on a forsalebyowner or maybe some poor soul that has had the misfortune to have his listing expire in the MLS recently.

Can Real Estate Agents Learn To Be Creative?

     I love having my grown daughter live forty miles ( instead of 500 miles) away from me.  She moved to Asheville last year. 

     I talk to her more.  I see her more.  We learn from each other more. 

     One of the biggest advances in my business occurred last year when I created my Teachable course about passing the North Carolina real estate exam at Amy's behest.  To say the least, this was a big chore for me.  My daughter, Dr. Amy Climer aka Ms. Creative, suggested that I create this course.

How to Choose The Best Real Estate School in North Carolina

     Is the location of a real estate school important?  It certainly is.  You need to consider how far you are willing to drive to real estate school.  How far is the real estate school from where you live?

Pass Fail Statistics for North Carolina Real Estate Exam for November 2017

    The North Carolina Real Estate Commission revealed these statistics today.   In November of 2017, six hundred and forty eight real estate license applicants took the North Carolina comprehensive  real estate exam from PSI for the first time.  Three hundred and eighty of these applicants passed and got their real estate license. 

     Two hundred and sixty eight of these real estate students will be paying $164 to try again.  That is a 59% pass rate.  Please do not underestimate this exam.   It is a tough,tough, tough real estate exam by any definition. 

     Last month, 190 repeat test takers took the North Carolina real estate comprehensive exam for the second or third or fourth time at $164 per opportunity.  Thirty of these repeaters passed.  Sixteen per cent passed.  Eighty four per cent failed.  If those 160 applicants that failed want a real estate license, will be paying $164 to try again. 

     These are dismal statistics.  What can you do?   
The North Carolina real estate exam is tough

     You can quit underestimating the real estate exam.  You can quit studying just hard enough to pass.  Study like you intend to make a 100% on your real estate test. 

     This is not a study tip.  This is just common sense.  When you go to take this expensive real estate exam in Asheville, leave a writing pad or a recorder on the seat of the car.  If you fail, before you leave the parking lot, write down the 36 questions that you missed.  You don't have to write down the whole question.  Just write what it was about. 

     For instance, if you saw a question about the Machinery Act and you have no clue what the Machinery Act is, when would be a good time to learn?  Before or after you pay $164 to see the same question again. 

     I talk to people that have failed the exam,.  I ask them, " What was a question that you saw that you did not know?".  " I can not think of one." is my most frequent answer. 

     Write them down before you leave the parking lot.  I can understand how someone could underestimate the North Carolina real estate exam the first time.  How could anyone possibly underestimate this exam as a repeat test taker? 

     If there was any real estate arithmetic problems that you did not know how to do, please do not go back without learning how to do these real estate math problems.

What About Those "Trick" Questions on The North Carolina Real Estate Exam in Asheville?

     When I was in high school, getting my driver's license was the most important thing.  In those days in Orlando, the Highway Patrol did not give the driving test on the real highway.  They had a private course.

     Almost all of my peers and classmates failed the driving test the first time.  Here is why.

     Near the end of the test, the student came upon a strip of road with two traffic cones in the right lane.  The Highway Patrolman would instruct the applicant to pull into the left lane and parallel  park between the traffic cones.

     After the test applicant was successful, the patrolman would instruct the applicant to leave the "parking place"  and drive to the stop sign that was about three hundred feet away. Then turn left.

     The problem was when you pulled out of the traffic cones, you were in the wrong lane.  Almost everyone would drive to the stop sign in the left (wrong) lane.  Since that was a violation of the traffic law, the applicant automatically failed the exam.

     I passed my driving test the first time.  Why?  Because my friends that took the test before me told me about this "trick" question before I took the test.  What a novel idea!

Real Estate Referrals, The Best Compliment For Your Loved Ones

     If the shoe fits, wear it.  What does that phrase mean?  It means if your behavior is perceived by most of your peers as as the behavior of a rude person, it is probably rude behavior.

     It could be that your peers are not really an authority on rudeness.  If 5 out of 5 of your friends tell you that you are being rude, what you are doing is likely rude.

     Is it OK to be rude?  If you want to have friends, it is best NOT to be rude.  You are probably wondering why I am writing about this at this particular time.

     I have just finished teaching a post license class.  This is a class we have in North Carolina for rookie Realtors.   
Send a referral to your favorite Realtor


     One of my students mentioned that her brother that lives in another state was selling his house.  She suggested that he listen to a listing presentation from a Keller Williams agent from his market area.  He told his sister that he did not want to listen to the Realtor that she recommended.

     Pardon me for feeling this way.  I think that is rude.  If my brother wanted me to listen to an expert that he recommended, I would listen to that expert.

   
     Especially, if I had to hire some expert, I may as well listen to the expert that my brother recommended.  If I were paying that expert and my brother could earn a referral fee, why would I NOT listen to my brother's recommended expert?  Why indeed?

      The only reason I can think of is that I have no respect for my brother's opinion.  That would be considered rude in the Climer clan.

     Many people do not know that your Realtor in one city can refer you to a Realtor in another city and get paid for doing so.

     If you do know that , why not call your sister or brother or friend in Whatever City They Live In and ask them to refer you to a Realtor in the city where you are and the city where you are moving to?  I did this when My daughter, Amy, moved from Madison Wisconsin to Asheville.   I referred Amy and Julie to a Realtor, Sara Rodriguez,   in Madison https://www.realtor.com/realestateagents/Sarah-Rodriguez_Middleton_WI_2004840_12017890     They were very happy with Sara and the results that she produced selling their house quickly and hassle free.  I earned a small fee and they got an excellent Realtor with which to work.  WIN WIN

If This Math Question Were on Your North Carolina Real Estate Exam, Could You Solve it?

     Real Estate math is more than ten per cent of the North Carolina real estate exam.  The pass rate for the exam was  57% last month.  It costs $164 to take the North Carolina real estate exam for the second time. 

     Why do real estate license applicants show up at the exam site knowing that there are math problems that they do not know how to do?  Here is an easy math problem.  If you took the exam three times at $164 per opportunity, how much money did you waste? 

     Here is today's problem.  Mr Buyer and his wife earn $48000 per year in gross income.  If they buy a house for $210,000 and put 20% down payment, How much is their housing expense ratio if the mortgage factor is 6.67 per 1000. Real estate taxes on their house is $1200 per year.  Insurance is $600 per year.   If you are not sure what housing expense ratio is, you have a vocabulary problem.  If you are not sure what mortgage factor is, you have a vocabulary problem.  To help you understand house expense ratio here is a video. https://www.youtube.com/watch?v=Wy1Y7zDO3M4 

     STOP READING AND DO THE PROBLEM. 

     First let's figure out how much are the monthly PITI mortgage payments?   Multiply $210,000 x .20 to compute the down payment.  $210,000 x .20 = $42,000.  That is the down payment.  Let's subtract $42,000 (down payment)  from $210,000 (price)   .  The mortgage amount is $168,000. 

     To determine the monthly mortgage payment, we look on page 449 in our textbook at the mortgage constant payment chart to find that our mortgage constant factor.  This is the amount of money required to amortize the debt over the term of the loan.  For our purpose here, the factor is given in the test question.  Our constant factor is given PER $1000. 

Here is math question similar to the North Carolina real estate exam
     Let's divide the mortgage amount, $168,000 by $1000 because the factor is per 1000.  That gives us 168.  Let's multiply 168 times $6.67 .  Our monthly mortgage payment is $1120.56 .  This is the P&I payment, principal and interest.  Let's divide the real estate taxes by 12.  The taxes are $100 per month.  Let's divide the insurance by 12.  The insurance is $50 per month.  Our PITI payment is $1120.56 (P&I pmt) + $100 (taxes) + $50 (insurance) =  $1270.56 PITI

     To determine the housing expense ratio, we divide $1270.56 by $4000, Mr. Buyer's income  to get 31%   .  The news is bad.  Mr. Buyer is not going to qualify under Fannie Mae guidelines.  Twenty eight per cent is the maximum housing expense ratio allowed by Fannie Mae.  He needs to put more money down or buy a cheaper house.  B.  is the correct answer. 

     A.  28%
     B. 31%
     C. 25%
     D. 33%

The North Carolina State Only Exam for Out of State Real Estate Licensees

     If a real estate licensee from another state wants to get a North Carolina real estate license, the North Carolina Real Estate Commission has a special program for these people.  This out of state Realtor does not have to attend the seventy five hour real estate class at First Real Estate School in Hendersonville that most real estate license applicants are required to pass.

     These out of state real estate applicants do not have to take the 140 question exam that my students take.
The North Carolina real estate exam is not easy

     These out of state real estate licensees only have to pass a 40 question test testing their knowledge of North Carolina laws and customs.  Sounds simple.  It is simple.  The North Carolina Real Estate Commission tells you exactly what is on this forty question test on page 14 of their  booklet," Real Estate Licensing in North Carolina".  Here is a link if you want a free download.  www.ncrec.gov .

     The pass rate for this forty question exam is 22%.  That means if a hundred people took it, 22 passed and 78 will be paying $164 to take it again.  If you wonder if you can pass, try my practice exam at www.ncreexam.com .  Download the booklet from the North Carolina Real Estate Commission first.  Study page 14.

     The number one mistake that out of state licensees make is to believe that what they already know is going to help them.  It won't.  You need to know North Carolina stuff.

     When real estate students from North Carolina go take the exam, there are 140 questions.  One hundred are from the "general" section and forty are from the "North Carolina" section.  That real estate license applicant has to pass both sections.  Many students pass the "general" section and fail the "North Carolina" section.  There is a good way to waste $164.

     That applicant will be going back to PSI and paying $164 to take the "North Carolina"  section again.  That applicant needs to check out my practice exam at www.ncreexam.com

In Real Estate School in Hendersonville, Stay In Touch With Your Classmates

     The pass rate for the North Carolina real estate exam, last month, was 57%.  The exam is no joke.  It costs $164 to take it again.  We can all agree that one sitting is enough.  Read this article .  Your chances of passing on the first attempt will be better. 

     If you are soon to be or currently enrolled in real estate school anywhere in North Carolina, get in touch and stay in touch with your classmates.  Pass around a paper and get everyone's contact information.  Make 40 copies and share it with the class.  Why do I want you to do that?    The class that studies together, passes together.   Making passing the North Carolina real estate exam a team sport. 

     Form study groups.  Study together one night or two nights per week.  At Keller Williams Realty in Hendersonville, where I work, we often have a volunteer instructor get together unofficially with people that are soon to take the test.  Don't wait for someone else to organize this.  Organize it. 

     Often, one of my students will form a Facebook page just for this class.  At First Real Estate School, we have a Facebook page.  We encourage the students to use our page to communicate and get together to study. Let your classmates know that you want to get together outside of class and study together. 

     Ask your classmates to post links to study aids that find online.  Some are good.  Some are bad.  Some are free.  Some cost money.  When you find a good one, share it with your classmates.  Invite a few fellow students that are having math problems over and watch my free You Tube videos.  https://www.youtube.com/watch?v=bMdJ-2iHepM&t=80s    There is no math on the North Carolina real estate exam that I do not have posted on You Tube.

     Make passing the school test and the North Carolina real estate exam a group effort.  After class in over, stay in touch with your classmates.  Post on Facebook and Twitter that you passed.  Tell us where you went to work.  Send a group email to let us know that you passed the state exam.  Congratulate your peers when they pass.  Ask your newly licensed classmates if they encountered any strange material that the instructor did not cover like who is the new leader of the CFPB.  They would not ask that on the state exam.  Would they?  No they would not but they may ask what is the CFPB.  If you know the answer, please leave it in the comments.

     You are familiar with car pooling.  That is when four of us get in our neighborhood in  one car and go to school.  It saves everyone a little bit of money.  It is usually more fun than riding in alone.  You can "car pool"  expensive study aids.  One of my students bought a one hundred dollar course state exam review class on line.  He invited three of his classmates over to watch it on his computer .  Each of the three gave him $25.  That is a WIN WIN .  You could do the same thing with a CD audio program.  We sell a CD audio program at First Real Estate School to help the students pass the first time.  There are nine Cds.  Often two students will share the expense.  One students takes half of the  CDs and the other students takes half.  They trade throughout class.  Car pooling works. 

     Forty students could get together and make 400 flashcards.  One student makes ten flashcards on deeds.  One student makes ten flashcards on mortgages.  One student makes ten flashcards on agency.  Very quickly , we have 40 sets of flashcards.  Every one passes. 

     Get together with your classmates.  Make passing a group activity.  Do not wait for a leader to show up.  Be a leader.

What To Do When You Fail The North Carolina Real Estate Exam in Asheville

     If you have recently failed the North Carolina real estate exam, you are in good company.  Forty six per cent of the real estate license applicants that took the North Carolina real estate exam last month failed. http://rondclimer.blogspot.com/2017/11/pass-fail-statistics-for-north-carolina.html

     Here is the part that I do not understand.  Why don't these applicants that fail the exam ask for help?  It costs $164 to take the exam for the second time.  There are 140 questions on  the North Carolina real estate exam in Asheville.  You have to answer 35 or more questions incorrectly in order to fail.  Do you suppose that, when you come back with your $164 re entry pass, you may see the same questions again? 
Read this if you might fail the North Carolina real estate exam

     That makes sense to me.  If that is true and it is true, may I suggest something that may help you pass the second time.  FYI it costs $164 the third time also.

     Before you leave your car in the parking lot of the exam site, put a legal pad or recorder on the seat of your car.  When you return with a failure notice in your hand, start writing down or recording questions that you saw but did not know the answer to.

     If you saw a question that said, "How many members are on the North Carolina Real Estate Commission?", you know that there are nine members so you do not need to write that down.  On the other hand, maybe you should write it down .  Check your notes and be certain that nine is the right answer. Also, you saw another question that said," How many members of the N.C.R.E.C. must be real estate brokers?".  You remember the question but you did not know the answer.  Do you want to go back to take the exam again at $164 per opportunity without knowing the answer to this question?  Would it make sense to write that question down?  Be certain that you know the answer when you go back.  That certainly makes sense to me.

     If I missed 35 questions on my exam, I believe that I would be able to remember most of the ones that I did not know.  Write them down before you leave the parking lot of the exam site.  Get the answers to those questions.  How can you get the answer?  I can think of several ways.  Call me.  I will tell you the answer.  Call your classmates.  I assume that you have the contact information of your classmates.  Call one of them and ask her, "How many members of the N.C.R.E.C. must be real estate brokers?".  "Why do you ask?"  your classmate replies.  "Oh. I was just curious."  you say.  You would not want to discuss the North Carolina real estate exam with someone that is taking it tomorrow.  Would you?

Some how, some way you need to get the answers to these questions.  Your next North Carolina real estate exam will be very similar to your last one.  Before you leave the parking lot of the real estate  test center, take your text book.  Thumb through the table of contents and remind yourself:
There was a question about joint tenancy   
Itt is hard to overstudy for the North Carolina real estate exam

There was a question about TRID
There was a question about CFPB
There was a question about dual agency
There was a question about adjusted basis
There was a question about matched pair analysis

Get the answers to these questions before you go back.

     Who seemed to be the smartest student in your class?  I would surely want to have that person's phone number.  I would call that person and ask him,"What do we call that metal stuff that wraps around the chimney?". ( If you know the answer to this one, please leave it in the comments. )

In Hendersonville, What To Do When You Graduate from Real Estate School

     You have done the hard part.  You have graduated from real estate school in Hendersonville, North Carolina.  Last month, only 59% of the real estate exam applicants passed the North Carolina real estate exam.  Read my previous article.

Pass Fail Statistics for The North Carolina Real Estate Exam in October 2017

     How difficult is the North Carolina Real Estate exam?   In October of 2017,  six hundred and three real estate license applicants attempted this difficult exam. Three hundred and twenty seven passed.  That is a fifty four per cent pass rate.  Two hundred and seventy four real estate license applicants will be paying $164 to the North Carolina Real Estate Commission to try again.

     How do these repeat test takers fare?  In October, forty one test takers took the national portion of the North Carolina real estate exam for the second or third or fourth time.  Twenty six of these applicants passed.  Two hundred forty three real estate license applicants took the North Carolina portion of the real estate exam for the second or third or fifth time at $164 per attempt.  That is a 59% pass rate.  This test is not easy.  This test is not inexpensive.

     If you are soon taking the North Carolina real estate exam, study like there is a $164 prize if you make 100% .  Study like you want to make a 100%.  Most people study like they want to make a 75%.  If you barely passed your real estate school exam, you had better study a lot more for the North Carolina real estate exam.

     What can you do??  Let's start with the easy stuff.  You can watch my free real estate math videos on You Tube.  https://www.youtube.com/watch?v=bMdJ-2iHepM&t=23s   Real estate math is 15% of the North Carolina real estate exam.  If you can not do the math, that is a pretty big handicap.  There is no math on the North Carolina real estate exam that I do not have posted on You Tube.  There is really no excuse for NOT knowing how to do any problem that you encounter.  Do not expect to pass the North Carolina real estate exam if you can not do the math.  Watching my free You Tube videos is, by far, the easiest way to learn the math.  Invite you classmates over.  Cook some popcorn.  Watch math videos.

     Another thing that anyone can do to be certain that you pass your North Carolina real estate exam the first time is read your textbook.  You may have passed your real estate school test without reading your textbook about agency and deeds and contracts and fair housing.  You are unlikely to pass the North Carolina real estate exam without reading the textbook.  Have you answered all the questions in the back of the chapters?  If not, I suggest that you do before paying $164 to take the North Carolina real estate exam.
Pass your North Carolina real estate exam the FIRST time

     Did you buy the book," Guide to Passing the AMP Real Estate Exam" ?  It is published by Dearborn, the same people that publishes your textbook.  Will it help?  It has almost a thousand questions written in the same format that the North Carolina real estate exam questions are written in. Yes, it will help.  You can buy it from your instructor or you can find it it on my website at www.firstrealestateschool.com   If you did nothing but read the glossary of this book, it would help you pass the North Carolina real estate exam.  

     What else can you do to insure that you will pass the North Carolina real estate exam the first time?  Take my one hundred  question practice exam at www.ncreexam.com  .  This is, not only, a practice exam.  It has a video explanation of why the answers are the answers.  Check this out.  If you do not pass my practice exam, you will likely not pass the real thing. 

     Study.  Study.  Study.  Many people fail the North Carolina real estate exam by a  point or two.  Those people pay $164 to take the test again.  An equal amount of people probably pass by a point or two.  Those people are issued a real estate license and start a new career.  In which group do you want to be?

Pass Fail Statistics for The North Carolina Real Estate Exam for September 2017

Today, the North Carolina Real Estate Commission released the pass fail results for the September real estate exam.  Four hundred thirty three real estate license  applicants  paid to take the North Carolina real estate exam in September.  All of these applicants have graduated from a North Carolina real estate school.  Two hundred fifty of these applicants passed.  That is a 59% pass rate.  One hundred eighty of these real estate license applicants will be paying $164 to take this North Carolina real estate exam again.

In September of 2017, one hundred sixty three applicants took the North Carolina real estate exam for the second or third or fourth or fifth time.  It costs $164 every time.  Thirty five of those applicants were happy with their results.  That is a 21% pass rate.  If you are soon taking this test, practice on my practice exam at www.ncreexam.com

It costs $164 to take North Carolina real estate exam again. 



In North Carolina, if you have an active license in another state, you do not have to attend a North Carolina real estate school.  Check out the details at www.ncrec.gov .  All you have to do is PASS a forty question exam.  That seems simple enough.  In September, 2017,  eighty two attempts by out of state licensees yielded twenty seven successful applicants.   That is a 33% success rate.

If you are soon taking this test, use my practice test as practice www.ncreexam.com The biggest problem that out of state people have is the false belief that what they know from their home state will help them with this North Carolina only exam.  What is the likelihood that an out of state applicants would know how many members are on the North Carolina Real Estate Commission?  How many of those members have to be real estate brokers?   There is little or nothing that they learned in their home state that will help them on this exam.

The Cure For Test Anxiety When Taking The North Carolina Real Estate Exam.

The North Carolina real estate exam is tomorrow.  You are nervous.  What can you do?

You can take out your 500 flash cards and go through a couple hundred of them.  You can turn the T.V. off.

You can listen to the audio program that you bought from your real estate instructor.  You can watch some of the free You Tube videos that show you how to do the math in great detail.  https://www.youtube.com/watch?v=bMdJ-2iHepM  .  You can go over some of the acronyms that your instructor has taught you like OLDCAR and FRESHCORN and COLIC etc.

You can write down Vendor with a synonym and Vendee with a synonym.  You can write down Optionor with a synonym and Optionee with a synonym.  You can write down Mortgagor with a synonym and Mortgagee with a synonym. 
Eliminate test anxiety with study study study


You can go over my practice exam at www.ncreexam.com  one more time.  You can also re do all the practice tests in the text book one more time.  You can call one of your classmates on the phone and ask each other questions like, "What is the Conner Act?" and " What is the Machinery Act?" and " What are the eight protected classes under the Equal Credit Opportunity Act?" .  If you don't want to call your classmate, you could ask your spouse or teenager to ask you these questions from the things that you have highlighted in your book.  Calling your classmate seems like a better idea to me.

You could read the glossary in the back of the textbook one more time.

Let me suggest a few things that will not help with your North Carolina real estate test anxiety.
Watching  T.V. will not help.  Video games and Facebook is a waste of time.

Over study.  Study constantly.  Last month in North Carolina, fifty seven per cent of the people that paid $$$$ to take the North Carolina real estate exam passed.  Forty three per cent of those real estate license applicants will be paying $164 to take the exam again.  If $164 is a lot of money to you, study study study.

Test anxiety is a myth.  When you know the material, there is nothing about which to be anxious.

Post License Real Estate Class Near Asheville , North Carolina

Real Estate Class in Hendersonville Starts October 23, 2017

One Chore Per Day Will Make A Good Day

I have developed a theory that a good way to get things done is use my one chore per day method.  Here is how it works.  I assign myself ONE chore  to do tomorrow, not two, not ten ONE. 

I promise myself that tomorrow I will get my "Ron Climer Explains Comparative Market Analysis" video posted on You Tube.  https://www.youtube.com/watch?v=y4b78lDQtfE  I have been intending to get this video posted for three weeks.  On October 11th, I am going to get this video posted on You Tube. 

First thing when I get out of bed, Kathy asked,"What is on your agenda for today?".  My answer," Post my video on You Tube.".  Kathy has several other suggestions of things that I could should do.

Nope!  I am putting no effort into any project until that video is on You Tube.  This should be a forty minute job.  I will not bore you with the details.  I will tell you this.  I started at 8:50 AM.  At 2:04 PM, I am finished.

In his excellent audio series, "Lead The Field", Earl Nightingale tells a story of a man named Ivey Lee that was paid $25,000 by Charles Schwab for a single idea. http://www.nightingale.com/lead-field.html  That idea was to write down the six most important tasks that you need to accomplish tomorrow.  Put them in order of importance .  Do the most important one first.  Then the second, then the third etc. 

At this stage in my life, just one chore a day, an important chore, is enough.  If I get one chore accomplished, I am a happy camper.  If I get to the second one, that is even more wonderful.  If not, one chore done, finished, accomplished is enough for me. 

Do one important chore every day.  That will be a good day.

Qualfying Ratios Explained If You Are Applying For A House Mortgage

Can you qualify for a house mortgage in Hendersonville, North Carolina?  Qualifying for a mortgage is not a mystery.  It is common sense.

If you and you spouse earn $10,000 per month, does it make sense to you that you can not afford a $10,000 per month mortgage payment?  Of course you can not.  You would certainly be able to afford a $2800 ( PITI ) per month payment.  Your house payment would be 28% of your gross income.

The bank figured out a long time ago that most people will make their house payment if the total house payment is less than 28% of their total income. This is called housing expense ratio.  The bank wants your house payment to be less than 28% of your income.   If your gross income were $5000 per month, the bank would want your maximum house payment to be $1400 per month.

This seems simple enough.  There is another factor.  It is called total obligation ratio.  The way this works is the bank is concerned with your total monthly recurring obligations.

Let's go back to our hero that is earning $10,000 per month gross between him and his spouse.  The banks wants ALL of his payments to be less than 36% of his gross income.

Let's assume he is driving a car with a $300 a month payment .  His wife has a $200 per month car payment also.  His Visa card has a minimum payment of $100.  His Kohls credit card has a minimum payment of $100.  His Macys credit card has a minimum payment of $100.  His Sears credit  card has a minimum payment of $100.  The payment on his boat is $200 per month.

He applies to the bank for a mortgage loan to buy a new house.  The bank takes his $10,000 per month income and multiplies it by .36.  The maximum total obligations that our hero can qualify for is $3600.  Our hero has $1000 in obligations already.  The bank subtracts the $1000 from the $3600.  Our hero can qualify for $2600 per month , not $2800 based on his housing expense ratio.

How can he get the house that he wants that costs $2800 per month?  He can put more money down to lower his monthly payments or sell his boat or pay off a couple of those credit cards.

Debt is the biggest problem in qualifying for a mortgage loan.  If you are planning on buying a house soon, start paying off debt and incur no new debt.

Use keywords in your article like presentation skills, public speaking skills, toastmasters, give a speech, fear of public speaking.   Keywords are words that we hope someone will put into a Google search bar.  Try to imagine, as we did at this morning's meeting, what word or phrase people will put into a search bar.  Use those words.  Use those KEY  words in your title.  "Eliminate Fear of Public Speaking With Toastmasters in Hendersonville"  "Improve your Presentation Skills With Toastmasters in Hendersonville"  " Free Practice For Your Public Speaking Techniques in Hendersonville"   These are good titles because if someone puts in any of these words into a search bar, your article is coming up.  Titles are important.  Cute titles are cool but those Google robots do not recognize cool.  They recognize key words and phrases.

Use key words in your article. public speaking, presentation skills, fear , free, enhance your career, leadership training, Go read some of my articles on my blog.  You will notice that most of my articles are about getting a real estate license.  I am in the real estate school business.  I never use the phrase "get a license" .  Instead, I use the phrase "get your North Carolina real estate license "   Brevity may be the soul of wit but it is not the soul of search engine optimization.  "Get a license" will convey the thought to a human reader.  "Get your North Carolina real estate license " is more interesting to the Google robots.  We need to write to please both.

After you write your article, go to Facebook and tell your friends that you wrote it.  Give them a link to it.
