When you receive an offer, please do not assume that you are expected to counter offer. Some people make their best offer first. I know that is true because I am one of those people. I do it in my personal life. I encourage my real estate buyers to do the same thing.

For a dozen reasons, in today's modern real estate, it is a really good idea to accept a buyer's offer just like it is.
When a buyer signs a contract and commits himself to buy a property for $200,000 if the seller will leave the refrigerator, why would a seller want to counter offer with,"Yes,we will take $200,000 but we will not leave that used refrigerator."? Why?
Is the seller so good at determining value that he can tell that some other buyer will pay the price of a used refrigerator more? I don't think so. Is the seller so so skilled at negotiating that he feels that this buyer will forego the refrigerator. I don't think so.
When you decline an offer or counter offer an offer, you are in effect buying your house back from the guy that just bought it from you. Are you sure you want to do that? Why would you buy your $200,000 house back so you can remove the used refrigerator and put it back on the market and sell it later? This makes no sense to me.
With later being after you have made a few more payments on an empty house. With later being after you and your wife have argued several times about whose fault it was that the house in Hendersoville is still for sale. With later being after you have kicked yourself several times for not just accepting the offer just like it was presented. Who wants to move a used refrigerator anyway?
