What Career Can You Earn A Hundred Thousand Per Year With Only A High School Diploma?

     My daughter just called me from Asheville, North Carolina.  She was telling me about a young man she knows that is reasonably smart, reasonably ambitious but has unreasonable ideas about how much money he should be earning.

     Do you need a college degree and a bunch of student loan debt to start a real estate career?  No, all you need is a North Carolina real estate license issued by the North Carolina Real Estate Commission.  Is that hard to get?  It is not hard to get at all.  Step one is to take a 75 hour real estate pre license broker course at First Real Estate School in Hendersonville, North Carolina. www.firstrealestateschool.com  This pre license course is required by the North Carolina Real Estate Commission.  There is a test at the end of this course.  Then you have to take a test on the same material  given by the North Carolina Real Estate Commission.  www.ncrec.gov   This test is no picnic.  Any money motivated person should be able to pass the N.C.R.E.C. test.  When you pass , you can easily get a job selling real estate.

     Almost all real estate is sold on commission.  There is no salary.  You show up.  You do what you are told.  You get a check on Friday.  That is not how it happens in real estate .

     Let's say it takes you four years to figure out how things work.  The first year in real estate, you only earn $30,000.  The second year, you earn $60,000.  The third year, you earn $90,000 in real estate commissions.  It takes you four years to learn how to earn $100,000 plus.  What other job could a high school graduate be earning $100,000 per year in four years?   There are a few.  Even fewer are as flexible as selling real estate.  You are truly your own boss .  Janice does not tell you what time to come to work.  She doesn't tell you how to dress or when to go on vacation.

How is First Real Estate School Affiliated with Keller Williams Mountain Partners Realty?

     First, let me say that Keller Williams Mountain Partners at 404 S. Main Street ia a most pleasant place to work.

     Almost universally, real estate is sold on a commission basis.  There are very, very few real estate offices that compensate their sales force any way other than a portion of the real estate commission that the sales person generates for the company.  For example, if Ms. Salesperson sells a house that generates a $10,000 commission, that commission is usually split between the real estate company and Ms. Salesperson.

     How is it split?  At some real estate companies, it is split fifty fifty.  That $10,000 commission that Ms. Salesperson generated turns into $5000 for the salesperson and $5000 for the real estate company.  The company uses that money to pay the office rent, the secretary's salary, advertising, the utility bill, the sales trainer's salary, the office supplies, the janitor's salary and all those things that we call overhead.

     At Keller Williams Mountain Partners Realty, we pay 70% of the earned commission to the salesperson.  The company keeps 30%.  That means that that $5000 commission that Ms. Salesperson earned at the other real estate company  would be $7000 at Keller Williams Mountain Partners Realty.  Real estate salespeople are rarely employed as employees.  They are independent contractors.  What does that mean?  It means there is no "BOSS" standing next to the punch clock at 8:02 asking you why you are not "clocked in" at 8 o'clock.

     In real estate, your boss does not tell you what you have to do.  Your boss tells you what you should do if you want to make money.  You make money in real estate by getting results.
