North Carolina Real Estate Exam Pass Rate for October 2018

In October 2018, six hundred and eleven  real estate license applicants took the North Carolina real estate exam in Asheville or some other city in North Carolina.  All of these 611 real estate license applicants had already passed a test at a real estate school in North Carolina.  Three hundred and thirty one of these real estate test takers passed.  Two hundred and eighty of these real estate license applicants will be back paying $164 to try again before they get a North Carolina real estate license.  That is a 54% pass rate for first time test takers.  The North Carolina real estate exam is difficult.

The North Carolina real estate exam is a two part test.  One hundred questions are the "national" portion of the test.  Forty questions are the "state" portion of the North Carolina real estate exam.  You have to pass both portions.

Last month, October 2018, fifty real estate license applicants took the "national" portion of the North Carolina real estate exam for the second or third or fourth or fifth time.  They all paid $164 for the privilege.  Thirty five of them passed.  That is 70%.  That is encouraging.   Last month, three hundred and eight test applicants took the "state" portion of the North Carolina real estate exam for the second or third or fourth time.  One hundred and seventy eight of these real estate applicants passed.  They all paid $164 for the opportunity to try.  That is 58%.
Do not underestimate the North Carolina real estate exam.

Did you notice that the repeat test takers are taking the state portion of the test more than the "national" portion?  If you are soon taking the North Carolina real estate exam, here is a simple easy suggestion.  Leave your textbook on the seat of your car.  If you come back to your car with a failure notice in your hand, start thumbing through your textbook  and making notes of questions that you saw on your test that you did not know the answer to.  If you saw a question about how many members of the NCREC must be a real estate broker, do not go back again (at $164 per) without knowing the answer to that question.  Does that make sense?

Here is another test taking tip.  Go to www.ncreexam.com .  Take my practice exam.  If you have already passed the "national" portion, just take the "state " portion of my practice exam.  You should be passing this with a 90%.  If you are not, you are not ready for the real thing at $164 per experience.

Here is another exam taking tip.  Read Appendix A in your textbook.  Appendix A is also known as "The Comments"  Appendix A is, at least, half of the "state" portion of the North Carolina real estate exam.  Read it.  Read every word of it.  Read it ten times.  It is not interesting reading.  If you find it hard to read, I will read it to you on You Tube.  https://www.youtube.com/watch?v=iaPLEyKzX24   Here is a link to the first video.  Listen to me read "The Comments" .  If you have already taken the exam one or two times, you will recognize some of your questions.  Make note.  Lots of material on the "state" portion of the test comes right out of Appendix A.  Read it before you pay $164.

The number one problem that real estate test applicants have is that they underestimate the North Carolina real estate exam.  Don't do that.  Fifty four per cent pass rate.  What else do you need to know?  This test is hard.  This test is expensive.  Study like you want to make 100% , not like you want to barely pass.  Read your textbook.  Watch my free math videos on You Tube.
https://www.youtube.com/watch?v=wb_E8ZA7k6A    Here is a link to one.  There is a dozen of them.  The exam is 10% math.  Passing without being able to do the math is hard. Read Appendix A.  Take a state exam review.  Turn off the TV.  Study study study!  There are better ways to spend $164.

Pass Fail Statistics For the North Carolina Real Estate Exam for March, 2018

Hooray!  The news is good.  The North Carolina Real Estate Commission released the pass fail statistics for March 2018 today.  It is the best pass ratio in twelve months.  The worst was January of 2018 with a whopping 48% pass rate.  The North Carolina real estate exam is not easy.

In March of 2018, seven hundred and fifty three real estate license candidates attempted the North Carolina real estate comprehensive exam for the first time.  Four hundred and ninety one of those applicants passed.  That is a 65% pass rate.  WOW!   That is the best pass rate in a long time.

I think the reason for the improvement is the $164 re take fee that the North Carolina Real Estate Commission charges people that take the real estate exam for the second time.  I constantly tell my students at First Real Estate School in Hendersonville that it costs $164 every time you take the North Carolina real estate exam.  That is a lot of money in my neighborhood.

I urge my students to study like you intend to make a 100% on the real estate exam.  Don't study like you intend to barely pass.

I urge my students to read the chapters before we get to them in class.  I tell my students about study aids that we have for sale, like the 350 page book published by the same people that publish our textbook, " Guide to Passing the AMP Real Estate Exam".  AMP is the people that give the real estate exam in North Carolina.  This book is full of explanations and sample test questions to help anyone pass this exam the first time.  You can find it on my website at www.firstrealestateschool.com

I tell my real estate students about the nine CD program that we sell that they can listen to in the car or home to study effortlessly.  It helps them review the points that we covered in class.
If you can not pass the exam, everyone in this picture is smarter than you

I also tell my real estate students that I have posted twenty real estate math problems on You Tube to help them study the real estate math.  The North Carolina real estate exam is 15% math.  Why would anyone show up to take the exam without knowing how to amortize a mortgage or determine value given capitalization rate and NOI ?  It cost $164 to try again.  It does not matter that you failed by one point.  It doesn't matter if you passed by one point.  Learn the math.   https://www.youtube.com/watch?v=4HbEwoiVBMY

I have a practice test right here on this blog.  I also have practice exams at www.ncreexam.com  .  On these exams, the answer key is a video of me explaining the answers.

The North Carolina tells us exactly what is on the North Carolina real estate exam in their booklet, "Real Estate Licensing in North Carolina"   It is a free download from the NCREC.   www.ncrec.gov .  Here is a video describing it.  https://www.youtube.com/watch?v=EZFPZGo_DJ4&t=10s   This booklet is also published in your textbook.

Here is a idea.  Invite several of your classmates over and watch several of my math videos.  or take my practice test together.  Studying together is a great activity.  Get three to six of your classmates together and make flashcards.  Read this: http://rondclimer.blogspot.com/2017/12/what-about-those-trick-questions-on.html   Here is another idea.  Ask your classmates when they are taking the exam.  Call them a few hours later and congratulate them.  Stay in touch with your classmates.  Talk to them about where you are going to work and why.

Before you spend your $164, read the glossary.  Read the "Comments" on page 591 or page 603 in your textbook.  There is a mountain of test material in the "Comments".  It cost $164 the next time that you take the North Carolina real estate exam.

Please, please, please study like you intend to make a hundred per cent.  Do not study like you want to barely pass.  If I or First Real Estate School can help, contact us at www.firstrealestateschool.com.

Here is another statistic.  Last month, March 2018, eighty seven test applicants with a real estate license in another state took the North Carolina forty question exam to get their North Carolina real estate license.  Thirty of these applicants passed.  If you are soon taking that test Mr, Out of State licensee, check out my practice test at www.ncreexam.com   It is $164 every time you take the test.

If You Get A Bad Instructor in Real Estate School in North Carolina..

Yesterday, I received a sad email from a man in that had just taken a real estate licensing course from a real estate school in the flat end of North Carolina.

He told me that his instructor was was pretty dull and uninteresting.  He told me that she did not really understand the material well enough to explain it.  He also told me that fourteen out of fourteen of the students enrolled in the class, failed the real estate school exam.  He emailed me to ask for advice.  He was asking me because he had watched my North Carolina real estate math videos on You Tube.  https://www.youtube.com/watch?v=bMdJ-2iHepM&t=69s  Here is a link to one of the "Black Shirt" videos.  Watch all five of them if you are soon taking the North Carolina real estate exam.

Here is the advice that I gave this man.  I told him to read every word of the text book.  Read every chapter at least once .  Three times would be better.  Read the "comments", Appendix A on page 615 of the ninth edition.  Read that at least three times.  Read "Real Estate Licensing In North Carolina' on page 638 of the textbook.  Here is a video to tell you what that is about. https://www.youtube.com/watch?v=EZFPZGo_DJ4&t=286s   This little brochure from the North Carolina Real Estate Commission tells us exactly what is on the North Carolina real estate exam.  This is the same ratio that this material is on the school exam.

I told him to share any help he could find on the internet with his classmates.  Get together with your classmates and study together.  make passing the North Carolina real estate exam a group activity.

I told him that one of my competitors has the entire class posted on You Tube.  https://www.youtube.com/watch?v=lPGFNWukT8Q&t=290s   Here is a link to the first one.  This is free help.  Watch them all.

First Real Estate School in Hendersonville, N.C.
I told him to answer all the questions at the end of the chapters.  Really answer them like a test.  Grade yourself.  If you are not passing those, you probably won't pass the real estate school test which is written by the North Carolina real estate commission.  I told him to do all the other tests that are in the textbook.  I have have a free practice exam right here on this blog as well as a 100 question practice exam at www.ncreexam.com  Do those practice tests.

I also have a North Carolina exam review at www.northcarolinaexamreview.com  on video.  This is not free .  It is certainly worthwhile.

I also told  him to write his own questions.  Make flash cards.  Put,"What North Carolina law regulates ad valorum taxes ?" on one side of a 3x5 card and the
"machinery act" on the other side .  Make about  500 of these.  Use them.

I suggested that he study any way he can morning,  noon and night.  I suggested that he could worry about his social life after he passed the North Carolina real estate exam, the exam with a 60% pass rate that costs $164 to take the second time.

I suggested that there are many things that a student can do to help a struggling instructor.  Number one, pay attention.  Do not be part of the instructor's problem.  Be part of the instructor's solution.  Pay attention and insist that your classmates pay attention.  Talk to your classmates during the break .   Tell them that texting while the teacher is talking is RUDE RUDE RUDE.  Maybe they do not understand that.  Maybe they believe in multitasking.  I assure you will not be passing the North Carolina real estate exam if you are multitasking.  It is hard to listen to a mediocre instructor explain title insurance while posting on Facebook.  Do your part as a student.  Ask a question if you don't understand.  Don't attack and criticize the teacher.  Help the teacher.  Your tuition is spent.  You have to put in the hours.  It is going to affect your life more than it is the teacher's if you fail.

Getting a real estate license in North Carolina is not easy.   The course is difficult.  The material is boring even if you have a fabulous instructor.  The North Carolina real estate exam is hard with a capital H.  Overstudy.  Study like you are appearing on a quiz show with a million dollar prize.
Guide to Passing AMP Real Estate Exam, get this book.

There is a wonderful book titled "Guide to Passing the AMP Real Estate Exam" .  We sell this book on our website at www.firstrealestateschool.com  .   I am sad to admit this.  I did not know how wonderful this book was until my own students started telling me.  I now sell it in class as well as the website.  Get this book.  It is full of questions and wonderful explanations.  It is published by Dearborn, the same people that publish you real estate textbook.

If you are in the mountain end of North Carolina and you want to get a real estate license, consider us, First Real Estate School, in Hendersonville.  Study, study, study.

Comparative Market Analysis On The North Carolina Real Estate Exam in Asheville

In Chapter seventeen in the North Carolina  real estate textbook, "Modern Real Estate Practice in North Carolina" , the textbook explains the sales comparison approach to determining value.  This is the most widely used method by residential real estate brokers.

In my real estate class at First Real Estate School in Hendersonville, I use the acronym CBS_CIA to remind students that if the Comparable is Better, Subtract from the comparable.  If the Comparable is Inferior, Add to the comparable.

What they do not explain well enough in this textbook is how does Ms. Appraiser know to adjust a fireplace $2000 and a swimming pool $10,000.  If you want to know how, here is the answer.  It is called "matched pair analysis"
Ron Climer at First Real Estate School in Hendersonville

If you are one of those people that almost passed North Carolina real estate exam the first time, understand this article before you go pay $64 to take the North Carolina real estate exam again.

Ms. Appraiser is appraising a house in XYZ Estates.  This house is called the subject property.  She does some market research and determines that there are four houses that have sold recently in XYZ Estates.

Number one sold last month for $200,000.  It is a four bedroom , two and a half bath, 2000 square feet with a fireplace.

Number two sold three weeks ago for $198,000.  It is a four bedroom, two and a half bath, 2000 square feet with no fireplace.

Number three sold two  months ago for $209,000.  It is a 4 bedroom, two and a half bath, 2100 square feet and a fireplace.

Number four sold six weeks ago for $199,950 .  It is a four bedroom, two and a half bath, 2000 square feet with a fireplace.

Our subject property is a four bedroom, two and a half bath, 2000 square feet with a fireplace.

Ms. Appraiser would certainly be delighted if all of the comparable properties had the same features as the subject.  That is if all the comparable houses were four bedroom, two and a half bath, 2000 square feet with a fireplace.

It does not happen that way.  Ms. Appraiser has to use a process called adjustment to determine what the comparable house would have sold for "if" it were a four bedroom, two and a half bath, 2000 square feet with a fireplace.

If the subject property has a fireplace and the comparable house does not, the appraiser would add the value of a fireplace to the comparable house.  If the appraiser added the value of a fireplace to the  actual selling price of the comparable house #2, that would make it the same as the subject property. IF COMP #2 HAD A FIREPLACE , IT WOULD HAVE SOLD FOR $198,000 PLUS THE VALUE OF A FIREPLACE.  Is that a fact?  No, it is Ms. Appraiser's expert opinion.

The question is, "How does Ms. Appraiser know the value of a fireplace?".  In real life the answer to this question is Ms. Appraiser knows the value of a fireplace because she is an expert appraiser that is extremely familiar with her marketplace. It is not real life.  It is the test.  How do we know on "the test"  what a fireplace is worth.  Maaaaaaybe, it will tell you in the question.  Maybe it won't.

On the North Carolina real estate exam,  students have to use a process called "matched pair analysis" to determine what a feature such as a pool or a fireplace is worth.

The way this works we take two sales that are identical EXCEPT for one feature.  Sale #1 sold for $200,000.  Sale #2 has the same features except it has no fireplace.  Sale number two sold for $198,000.  Ms. Appraiser ASSUMES that "if #2 had a fireplace, it would have sold for $200,000 because sale #1 sold for $200,000.  Therefore, a fireplace is worth $2000.

Sale #1 and sale #3 are identical except for the square feet.  Sale #3 sold for $9000 more dollars than sale #1.  Number three has 100 more square feet.  Therefore 100 square feet must be worth $9000  or $90 per square foot.

If you intend to make 100% o the North Carolina real estate exam, be sure that you understand this article.

North Carolina Real Estate School Tuition, How Much?

Three Hundred dollars is the tuition at First Real Estate School in Hendersonville, North Carolina.  That includes the text book.  Many students ask us why our tuition is lower than most other real estate schools in the Asheville area.

The answer is simple.  We have lower overhead than most other real estate schools.  We believe that quality education at affordable prices is possible.  We provide just that.  First Real Estate School is licensed by the North Carolina Real Estate Commission.   https://www.ncrec.gov/   When you take the 75 hour broker pre license course at First Real Estate School, you will be issued a certificate that will admit you to the state real estate exam.

If you had a certificate from the most expensive real estate school in North Carolina, it would not be any better.  It would just be more expensive.

Ron Climer is an instructor at First Real Estate School.  Check Ron Climer out on You Tube.  I probably have a hundred videos posted on You Tube.  Many of these videos are to help anyone learn the math that is on the North Carolina real estate exam.  https://www.youtube.com/watch?v=_4Zi4kKkT5U      The North Carolina real estate math videos are free for anyone that needs help on the North Carolina real estate exam.
