October Sixth, Income Increase Challenge

     Today is Monday October sixth.  Have you listed a house this month?  Do you have that number on the rearview mirror?  Have you followed the instructions so far?  If you have, you have ran yesterday's expired off the MLS five times.  Notice that it gets easier.  Today , Monday, run yesterday's expired listing off the computer.  Write down a phone number for the ones you can find a phone number for.  Sooner or later, you need to call some of these red hot prospects.  You may have seen my astonished comment on Facebook a few days ago about people that pay for 'leads'.  Why would you pay for 'leads' if you are not calling the free ones that come off the MLS every day.  Would a person that requested information about homes for sale in Orlando on Trulia be a hotter prospect than yesterday's expired listing?  My answer is no.  Go back and read my blogpost about what a prospect is. 

     My intent is to make this progressively harder.  You remember in the introduction to the Income Increase Challenge , I told you I want to give it to you in small "chunks".  The next chunk is to dial the phone.  Call a few of today's expireds.  This is a lifetime chore.  Learning to call strangers on the phone is an essential skill.

     Today is Monday.  Go to the U.S. Post Office and buy twenty post cards.

     Add ten names to your who you know list.

     Read my blogpost from yesterday," Do You Own An Empty House/"  This is not a today's instruction.  It will be later but it is so easy and so lucrative, I can hardly see why any Realtor would not be doing it all the time.

  1. How do you find the vacant houses? Is it based on overgrown grass, it's overall appearance etc.. Or do you have title run absentee owners list and drive by the houses? What is the best way to find out if a house is vacant?

    1. Yes, when you see a house that looks vacant, go knock on the door. While you are there , write a note that says ," If you want to sell this house, please call me" If you are concerned with your personal safety, put a pepper spray in your pocket.
